If you are in the process of purchasing a home you've probably heard recommendations to get a Radon test along with your Home Inspection. But you might be thinking- What is it and why do I need a test?
Radon is a radioactive gas that comes from the breakdown of naturally occurring uranium in soil and rock. It is invisible, odorless and tasteless, and can only be detected by specialized tests. Radon enters homes through openings that are in contact with the ground, such as cracks in the foundation, small openings around pipes, and sump pits. Radon and its decay products release radioactive energy that can damage lung tissue, and it is currently the second leading cause of lung cancer in the United States. The more radon you are exposed to, and the longer the exposure, the greater the risk of eventually developing lung cancer.
So testing is important and a good investment for the health of you and your family. Homes found with high levels of Radon can be fixed and mitigated to reduce the level of exposure inside. Along with testing prior to purchase, the US EPA recommends retesting every 5 years at minimum, and also after any construction projects or changes to the home.
