Brick homes are one of the most underrated plays in residential real estate.

I grew up in the UK where brick construction is the standard. Coming to New Jersey I saw immediately how much value buyers and investors were leaving behind by defaulting to vinyl siding.

Brick means no siding cost. We're talking 20 to 35 thousand dollars you don't have to spend. Better insulation. Lower maintenance. A more durable and desirable product for buyers.

For investors and homeowners alike it's a win on every front.

When you're evaluating your next acquisition or construction project don't underestimate what's on the outside.

Bigger is not always better. Especially in home design.

This master bathroom and walk-in closet are larger than the bedroom itself. That's a design failure.

Here's why it doesn't work:

A bedroom has to function after you put a bed in it. If there's no space left to move around the buyer feels it the moment they walk in.

The bathroom square footage could have been reallocated to the bedroom without touching the overall footprint.

Buyers prioritize function. Especially in bedrooms, kitchens, and storage. Get those right and everything else follows.

My sign boards generate more income than direct mail, networking events, and digital ads combined.

I know this because I ask every seller how they found me. And they keep saying the same thing.

"Darrell, I trust you because I see your signs everywhere."

Seventy dollars per board. That's all it costs to plant a flag in a neighborhood and build omnipresence over time. People see your name again and again until trust is built before you ever speak.

If you're an investor or wholesaler and you don't have boards in the ground right now, you are leaving deals on the table every single week.

Before you buy anything, go to the basement first.

That's where the money pit lives if you're not paying attention.

Here's what I check every single time:

Horizontal cracks in the foundation wall. That's structural and it's expensive.
The electrical panel. Is it intact or have the meters been stolen?
Gas lines. Missing or damaged ones are a major cost.
Sump pump and moisture smell. Past water damage shows up in the smell before you see it.
The sewer line. Replacing one can wipe out your entire profit margin.
The heating system. Oil, gas, or HVAC — knowing what's there changes your renovation budget completely.

Tag an investor who needs to see this. The basement is where deals get made or broken before you ever start demo.

When I die, my kids get nothing.

I know how that sounds. Let me explain.

I've watched too many families work for generations only to have the next generation sell the inheritance to an investor within 12 months of receiving it. The wealth disappears because nobody taught the kids the game.

My wealth goes into a trust. Not for my children to access and spend. For my grandchildren and beyond to benefit from and build on. They'll live off the returns but they will never be able to liquidate the principal.

True legacy is not handing over money. It's creating a structure that forces stewardship on every generation that comes after you.
