Closed this transaction today representing the buyers! We won this house despite it having about a dozen other offers on it. Knowing this was a hot property, we knew an appraisal waiver would be necessary to win here. After reviewing comparable sales and providing an appraiser’s opinion & market knowledge to my clients, we were able to game plan a strong offer that would get accepted, but not risk the buyers having to come to the closing table with additional down payment funds. The buyers trusted in my recommendation and the property appraised where no additional funds were needed to close. My clients were happy to have an awesome house in a great town while keeping some $ in their pockets they can use for the new home.
