A recent sale was a good reminder that real estate isn't always a straight path.
We had a home under contract with multiple offers, including a strong backup offer, so there was clearly demand for the property. Then the appraisal came back significantly lower than the agreed-upon purchase price - tens of thousands to be exact.
After weighing all the options, my sellers made the difficult decision to terminate the contract rather than move forward under terms they weren't comfortable with. This wasn't a simple decision. We hated to boot the buyers, as their lives were put on hold as well. We knew how excited they were to move into the home. π
We immediately went back under contract with our backup offer. A new appraisal was ordered, and this time it came in at (or above) the contract price. π
Every situation is different, but this is why experience and market knowledge matter. Sometimes the easy path isn't the right path. Sometimes you have to evaluate the facts, trust the data, and make a tough decision even when it feels risky. π Many sellers would have went with the original buyer, which would've cost them tens of thousands of dollars.
I'm grateful my sellers trusted the process, and I'm even more grateful it worked out in their favor.
Real estate is about more than contracts and paperwork. It's about knowing when to pivot, when to negotiate, and when to stand firm.
