Just a reminder to check your air filters regularly. This frozen coil and compressor is the result of a clogged air filter. A great example of what happens when you burn candles in your house. The filter was changed in October!

Today’s tip for homebuyers: Please don’t wait until the last minute to schedule your inspection. As soon as your offer is accepted, get your inspection scheduled. This will save you some stress.

Zinsco panels and their components are known to have a high failure rate as documented by the Consumer Products Safety Commission. These component failures may result in fire and/or electrocution. It is our company policy to recommend replacement of these panels regardless of the condition noted. If the home buyer intends to continue use of the electrical system without updating, it is recommended that the buyer have an in-depth electrical inspection conducted by a licensed electrical contractor. A licensed electrician has specialized knowledge and training that exceeds the training of a general home inspector.

Performed 2 inspections today….one in North Terre Haute and another in Lebanon! It was a full day, plus booked an inspection from the seller of the first one! Luckily the weather held off for me to get them done. God was with me today! Probably helped that the Terre Haute inspection was a pastor! 🙌😊
