May continued the strong spring market trend across Montgomery County!

We saw 58 new listings hit the market and 58 homes go pending, showing that buyer demand is keeping pace with new inventory as we head into the summer market.

Most of the activity continues to be concentrated in the $150K–$300K price range, where well priced homes are attracting strong interest and moving quickly.

40 homes closed in May with a median sale price of $214,499 and a median of 15 days on market. While homes took a little longer to sell than they did in April's exceptionally fast market, well priced properties are still moving at a healthy pace.

We also saw 32 price reductions, a reminder that buyers remain active but price conscious. Accurate pricing continues to be one of the most important factors for sellers.

As of June 1, there are 77 active listings across Montgomery County, giving buyers more options as we move into the summer season.

April brought strong spring market activity across Montgomery County!

We saw 59 new listings hit the market and 50 homes go pending, as inventory continues to build while buyer demand remains steady.

Most of the activity is still centered in the $150K–$300K range, where well priced homes are attracting strong interest and moving quickly.

47 homes closed in April, with a median sale price of $225,000, and a median of just 6 days on market. That's a significant increase in speed compared to March, and a clear sign that the spring market is in full swing.

We also saw 29 price reductions, which is typical as more listings hit the market and competition increases. Pricing correctly from the start is becoming even more important.

As of May 1, there are 82 active listings across Montgomery County, giving buyers more options as we move deeper into the busy season.

March showed a steady transition into the spring market here in Montgomery County.

We saw 50 new listings hit the market and 46 homes go pending, as inventory continues to build heading into the busy season.

Most of the activity remains in the $150K–$300K range, with strong movement especially between $175K–$250K. Well priced homes in this range are continuing to attract buyers quickly.

38 homes closed in March, with a median sale price of $200,000, and homes going under contract in about 19 days. A noticeable increase in speed compared to February.

We also saw an increase in price reductions, which is typical as more listings hit the market and competition picks up. Pricing strategy is becoming more important as we head deeper into spring.

As of April 1, there are 71 active listings across Montgomery County, giving buyers more options than we’ve seen in recent months.
