August brought steady buyer activity to the Montgomery County real estate market, even as we begin the transition from summer into fall.

We saw 49 new listings hit the market while 51 homes went pending. Buyer activity slightly outpaced the new inventory coming on. 50 homes closed during August, with a median sale price of $209,000 and a median of just 11 days on market.

The $150K–$300K range continues to see plenty of activity, although buyers were active at higher price points as well. With 82 homes active as of September 1st, buyers still have a good selection to choose from.

One number that really stands out this month is 45 price reductions. Buyers are active, but they're also paying attention to value. With more choices available than we had earlier this year, sellers need to be realistic about pricing and make sure their home is positioned well against the competition.

As we head toward fall, the market is still moving but pricing it right from the beginning matters.

July brought a little more balance to our local real estate market as inventory continued to grow while buyer activity remained strong.

We welcomed 63 new listings during the month, 52 homes went pending, and 51 homes successfully closed. As of August 1st, there are 84 active listings, giving buyers more choices than we've seen in recent months.

The good news for sellers? Homes are still selling quickly. The median days on market was just 12 days, and the median sale price increased to $239,900. This continues the upward trend we've seen this summer.

One statistic that stood out this month was 38 price reductions. As inventory increases, buyers have more options, making strategic pricing more important than ever. Well prepared, well priced homes are still attracting buyers quickly. Overpriced homes are taking longer to sell and often require price adjustments.

June was another strong month for the Montgomery County real estate market!

We saw 53 new listings hit the market and 53 homes go pending, showing that buyer demand continues to keep pace with new inventory.

Most of the activity remains concentrated in the $150K–$300K price range, with especially strong movement in the $200K–$250K segment. Well priced homes continue to attract buyers quickly.

59 homes closed in June, with a median sale price of $230,000 and a median of just 10 days on market; a sign that buyer demand remains strong as we move through the summer market.

We also saw 29 price reductions, reminding sellers that while buyers are active, pricing competitively from the start is still one of the keys to a successful sale.

As of July 1, there are 76 active listings across Montgomery County, giving buyers a healthy selection of homes while maintaining a balanced market.

May continued the strong spring market trend across Montgomery County!

We saw 58 new listings hit the market and 58 homes go pending, showing that buyer demand is keeping pace with new inventory as we head into the summer market.

Most of the activity continues to be concentrated in the $150K–$300K price range, where well priced homes are attracting strong interest and moving quickly.

40 homes closed in May with a median sale price of $214,499 and a median of 15 days on market. While homes took a little longer to sell than they did in April's exceptionally fast market, well priced properties are still moving at a healthy pace.

We also saw 32 price reductions, a reminder that buyers remain active but price conscious. Accurate pricing continues to be one of the most important factors for sellers.

As of June 1, there are 77 active listings across Montgomery County, giving buyers more options as we move into the summer season.
