MAINTENANCE TECHNICIAN WANTED!
***SUMMARY***
The Maintenance Technician is responsible for keeping our single family home rental community safe, functional, and clean for residents. This position is an interesting variety of hands-on skilled maintenance and repair tasks, combined with customer service.
***RESPONSIBILITIES***
MAINTENANCE
1. Respond to, resolve, and close-out all Maintenance Requests using Buildium app
2. Assist with Make-Ready procedures in cooperation with Make-Ready Technicians, Cleaning Technicians, and Property Manager
3. Perform routine and as-needed inspections of unit interiors, exteriors, and grounds
4. Complete inspection To Do Lists prepared by Property Manager in timely manner
5. Transport rental appliances for new move-ins and move-outs
6. Remove and consolidate leftover furniture and other household items in prep for Bulk Trash Haul Out
7. Es**rt and monitor specialty contractors during maintenance projects
CUSTOMER SERVICE
1. Be responsive, courteous, and professional regarding residents' maintenance needs
2. Work directly with residents and team members to diagnose, assess, and repair maintenance issues
3. Be respectful to residents' personal living area while resolving maintenance issues
MATERIALS & EQUIPMENT
1. Proactively request routine, consumable materials, and special project materials
2. Receive material deliveries, verify order correctness, and put away in stock house
3. Maintain and secure company-owned specialty maintenance tools and equipment
TEAM
1. Attend and contribute to weekly Team Meetings
2. Weigh-in on special maintenance projects that require outside expertise
3. Open and close show houses on assigned dates
4. Assist team executing procedures like Lease Violation Reporting, Bulk Trash Haul Out preparation, and dog DNA collections
5. Other duties as assigned by Property Manager
SAFETY
1. Work safely, utilizing appropriate safety precautions and equipment
2. Promptly report any work-related injuries or near-miss events to Property Manager
3. Respond to emergency repairs (fire, flood, or blood)
***SKILLS & REQUIREMENTS***
JOB SPECIFIC SKILLS
1. General knowledge of construction, plumbing, painting, HVAC, electrical, mechanical systems, and/or other repair skills
2. Knowledge of and ability to use hand and power tools
3. Ability to follow detailed instructions to complete routine procedures and/or operate standard equipment
4. Time management, workload prioritization, multi-tasking, in a fast-paced, demanding environment
5. High attention to detail, quality, and accuracy
6. Proven knowledge and application of pertinent codes, laws, and regulations
COMMUNICATION SKILLS
1. Strong verbal, written, and active listening skills
2. Ability to interact constructively with residents, team members, and contractors
3. Comfortable using an iPhone to coordinate with residents, team members, and contractors to ensure efficient operations
TECHNOLOGY
1. iPhone (texting, file sharing, calendar usage, photos/videos, apps, etc) as a primary communication tool
2. Buildium property management software
3. Basic computer skills and Windows operating system
PHYSICAL
1. Must be able to walk, stand, climb, kneel, reach, crawl, push, pull, and twist most of the day
2. Ability to carry 50 to 100 lbs
3. Action-oriented and takes initiative

1. Continue acquiring knowledge, learning new skills, and developing existing skills

***QUALIFICATIONS***
MINIMUM
1. 3 years related experience
2. Read, write, and converse in English
3. Valid Driver’s License and vehicle insurance
4. Reliable private transportation
5. Pass background check
PREFERRED
1. CAMT (Certified Apartment Maintenance Technician)
2. EPA certification
3. HVAC license
SSCHEDULE
1. Monday to Friday
2. Occasional weekend or after-hours availability
