Buying your first home in Gunnison County? Three things I always make sure my first-time buyers understand before we even start touring:
1. Not all "affordable" homes are created equal. Many of the more attainable properties here are deed-restricted — capped resale price, sometimes a local-work or income requirement. You're not buying for appreciation, you're buying stability. Completely different conversation, and one worth having early.
2. There's real down payment help out there. Programs like Colorado Roots and the Dearfield Homeownership Fund can put up to $50K toward your down payment and closing costs. Most people don't know these exist until someone tells them.
3. Inventory is tight and prices are still climbing. Median listing price is pushing $900K, up about 10% year over year. Buyers who walk in pre-approved and clear on their real budget move faster — and with a lot less stress.
Buying a home here is one of the biggest decisions you'll make. My job is making sure you never have to navigate it alone.
