The market may feel a little slower right now, but don’t let that fool you. Some homes are still selling in less than two weeks, while others are sitting on the market a bit longer.

The biggest difference? Buyers have more choices and more time. They’re able to look at multiple homes, compare their options, and make a well-informed decision instead of feeling rushed.

On the flip side, some homeowners who purchased at the peak of the market are facing a different challenge. Home values in some areas have dropped, and they may owe more on their mortgage than their home is worth. Whewww 😅

Closed! 🎉

This short sale was one for the books. After months of twists, turns, and obstacles, we finally made it to the closing table.

Along the way, the home went under contract multiple times, and just when we thought we’d seen it all, someone stole the entire exterior HVAC unit.

Yes, STOLE the ENTIRE HVAC system from the yard!!

It seemed like every challenge imaginable was thrown our way, but thanks to an incredible team effort, we kept moving forward. A huge thank you to the lender, who stepped up and covered the cost of replacing the HVAC unit, making it possible for us to get this transaction across the finish line.

NOTE: the lender told me they wouldn’t cover the buyers closing cost nor would they cover the cost of replacement. 😵‍💫

In the end, the sellers were able to avoid foreclosure and preserve some of their VA entitlement for the future, and the buyers are now excited to begin the next chapter in their new home.

Real estate isn’t always smooth sailing, but this closing is a reminder that perseverance, problem-solving, and teamwork can overcome even the toughest obstacles. Congratulations to my sellers, the buyers and everyone who worked together to make this happen! 🏡❤️
