FLORIDA ☀️. We've called this state home 15 years and I've been selling real estate for a looooooong time, but living on the Emerald Coast vs. living in the Florida Keys? Two VERY different versions of Florida. Each has their own charm, but these are the Keys things that have completely won me over:

-A community like none other. We live on an island and I didn't understand how small town it would feel until we were actually here in the heart of it. The mix of cultures, the energy just being out running errands-it really does hit different.

-Weekends spent on the water. I'm not exaggerating when I say that we spend more time on water than land every.single.weekend. I love being able to walk out my front door and see water in any direction I go. 🌊

-The food. The seafood doesn't get any fresher than catching it yourself and when you don't have any luck, just head to literally any of the amazing restaurants here to grab the best conch fritters you'll have in your life. 🎣

-Having the Everglades practically in your backyard and possibly a chicken in your front.

-Keys whimsy everywhere you look. My camera roll = max capacity. 📸

-And that drive into the Keys? The blue wall instantly calms my nervous system and I hope I never get over it. 💙

September is here and while a lot of local businesses have shut down for slow season, we are ready to explore some more of what the Upper Keys have to offer 🌴

Listen, in the last year I've been lost in Homestead more times than I'd like to admit and even trapped between HOA gates a time or two (IYKYK) BUT-thru all my property showings and home tours, I've really had great opportunities to learn the strengths and weaknesses of the different areas. Here are the ones that have emerged as Homestead favorites:

Waterstone: established, gated (with the NICEST gate guards BTW), great amenities, quick commute to Homestead ARB via the Coral Sea Gate or Westover. I love the easy access to the Turnpike to zip up to Miami!

Altamira: sparkly new homes, the best Clubhouse in the area, gated. If you are looking for resort like living, this needs to be at the top of your list.

Redland: a mix of resales + newer developments, lower density than Homestead proper with slightly larger lots. This area is known for beautiful citrus farms and fruit stands, with the ability to commute 45 mins to Miami.

So, if you want to be Miami adjacent without the Miami pricetag OR if you have upcoming orders to Homestead ARB, I'd love to be your resource.

I’ve been a little MIA on here, but in my defense…summer was REALLY good to us. 😂 Lots of family time, lobstering, snorkeling, and apparently absolutely no commitment to posting consistently. On the homefront, both of our boys are thriving at Plantation Key School and gearing up to head into high school next year. I did my best to soak everything up this summer with them, while they still tolerate Mom being around 😅 We made some big moves ourselves, but more on that later!

Behind the scenes, Real Estate did NOT take the summer off.
In just the last two months, I’ve had the pleasure of helping buyers + sellers with over $5 MILLION in real estate transactions, with each one serving it's own unique purpose, from PCS moves to retirement purchases. Thru a Realtor referral, I even got to help a homeowner move from Homestead to Crestview, which was a fun, full circle moment! I'm grateful for every person that has shared my name or reached out for assistance in their market. Yall are the best 🧡

Islamorada? She is that place. When I'm touring homes with Buyers here, we're rarely just talking about the house. We're talking about what everyday life actually looks like.
Coffee on the Bay while the water is still glassy.
Heading out on the boat because you got done with work early on a Tuesday, not because you're on vacation.
Once you start planning your day around the tides instead of the clock, life changes.

Is it difficult handling property sales on complete opposite ends of the state? 100% yes and I’d be lying if I said otherwise. But, the hard part has nothing to do with distance.

Crestview vs Homestead vs the Upper Keys are 3 VERY different markets and when I change my zip code, I'm changing the entire conversation and how I strategize the transaction.

Crestview is very much a buyer’s market right with heavy new construction activity, to the tune of nearly 30% market share. Meanwhile, on Plantation Key where we currently live, there are only EIGHT single-family homes under $1M available right now. I’m also getting ready to list a home in Homestead next week where there are 10 homes available in that same subdivision alone.

But those numbers by themselves don’t tell the story. Because in one market, more inventory can mean buyers have negotiating power and sellers need strategy. In another market, low inventory can create urgency and competition. In another, insurance, flood zones, lifestyle, commute times, and whether someone wants to pull a boat up to their house become part of the conversation.

So some days I’m talking builder incentives and rate buydowns. Other days I’m discussing CDDs, flood policies, and helping someone figure out what life actually looks like in a place they’ve never lived before.

I have the same job title, but completely different hats 🧡🇺🇸🏘️🐠

So when a buyer is weighing your resale home against a new build at the same price point? The new build is walking away with the win more often than not right now.

That doesn't mean you can't sell. It means you have to be priced right, show well, and be ready to compete.
