420 Spruce St is officially under contract and we are beyond excited for the Osborne family! They reached out to us less than two months ago wanting to get the home buying process started. We virtually toured homes together, then they came down to scope the area and view their favorites in person. Before they arrived we sent them this home because we felt it checked all their boxes and they told us they needed to see it in person, so we threw it onto the showing schedule. After a full weekend of touring they made their decision and chose 420 Spruce.

This is a young dual-mil family PCSing to both Hurlburt Field and Eglin AFB who trusted us from the very beginning and we are proud to say we negotiated 3% in seller concessions toward their closing costs, which comes out to $14,000, along with a home warranty and a repair limit to help minimize their out of pocket costs.

1032 Limpkin St is officially under contract and we could not be more excited for the Odulaja family.

We first connected with this family last year and stayed in touch all the way up until they were ready to make their move. As their arrival got closer we got the ball rolling and started touring homes. We toured tons of properties, lost out on an offer, but that did not stop us. We worked endlessly to find something that fit what they were looking for. We even reached out to agents across the area asking about homes coming soon before they hit the market.

Eventually one of those conversations paid off. We found a home that was not listed yet and stayed in close communication with the listing agent. The moment it went live we scheduled a tour and submitted an offer.

Here is the part we are proud of. The home we lost out on was in this same community, similar price point, essentially the same layout. We did not move forward chasing it because being as close as possible to BAH was a priority, and that home went for over asking which did not align with their goals. The home we got under contract? Same community, same caliber, but we secured it at asking price. If we had pushed forward on the first one, they would have paid more for essentially the same house. Sometimes losing out on a home is actually the win.

On top of getting it at asking, we negotiated $12,000 in seller concessions toward closing costs, a rate buy down, and minimizing their out of pocket overall. We also negotiated a 1 year home warranty and a repair limit to protect them moving forward.

The Odulaja family are first time home buyers and a military family using their VA loan to purchase their first rental property.

6428 Kylito Cir is officially under contract and we could not be more excited for the Ward family.

A few months ago, this young military family reached out to us all the way from Texas. They are getting ready to PCS to our area and wanted someone in their corner who would actually fight for them. They had been doing their research and noticed that we are big on advocating for our clients, especially when it comes to negotiating closing costs and getting them the best deal possible.

Their priorities were clear from day one. They wanted closing cost assistance because every dollar matters when you are PCSing across the country, and they wanted a newer home they could make their own without dealing with the maintenance headaches that come with older properties. Totally fair, especially as first time home buyers.

After touring a few homes together, we found the one. And then the real work started.

We negotiated $10,000 in seller concessions to be used toward their closing costs and a rate buy down, which significantly minimized their out of pocket expenses. They are actually walking away from the closing table with a check in hand. On top of that, this builder rarely includes appliances, but we were able to negotiate a refrigerator, washer, and dryer to convey with the home. One less thing to worry about during an already chaotic PCS move, and a much smoother transition into their new place.

To the Ward family, thank you for trusting us with one of the biggest decisions of your lives. Watching you go from across the country to officially under contract on your first home has been such an honor. You are going to love it here.

A few weeks ago Selena reached out because a past client referred her to me. That kind of trust means everything.
This young airman is deployed. We did everything virtually. Toured homes over video, communicated across time zones, and worked through every step of this process with her thousands of miles away. We wanted to make sure that by the time she got home all she had to do was show up and sign.
We negotiated $11,000 in seller concessions, a rate buydown, a repair limit, and a 1-year home warranty. Her first home. Handled entirely remotely. Before she even sets foot back stateside.

Huge congratulations to the Wilson family who also happen to be our friends. We toured several homes and even submitted offers on a few that just were not the right fit, but after staying patient and continuing the search we finally found the one that checked all the boxes.

For them, two things were really important. Making sure the major systems and foundation of the home were solid, and not having to bring a large amount of cash to closing.

We were able to make the numbers work by negotiating $12,000 in seller concessions, which will completely cover their closing costs, along with a 1 year home warranty and a repair limit for extra peace of mind.

Timing was also a big part of the strategy. Their lease runs through May, so we scheduled closing for early April. This means their first mortgage payment will not be due until June, helping them avoid double paying during the transition.

Wilson family, thank you so much for trusting me through the process. I am seriously so happy we finally found the one for you guys and I cannot wait to see you make this house your home.

920 Merganser Way is officially SOLD to the sweetest family!

I started working with the Thompson family back in February, we toured a few homes and the moment we walked into this one they just knew. I got straight to work and here is what I was able to negotiate for them:

- 4% in seller concessions ($12,000)
- 1 year home warranty
- Repair limit
- Leftover concessions used to buy down their rate and pay off some credit cards

This home also comes with fully paid off solar panels which is going to save them on their electricity bill for years to come. That one was a bonus that made this deal even sweeter.

Their lease was ending beginning of May so I strategically structured a 45 day close so there would be no gap and no double payment. Their first mortgage payment is not until June 1st so they have plenty of time to settle in completely stress free. At closing they walked away with $1,636 back in their pocket.

This is honestly one of my favorite parts of this job. Getting to see a family find their home and knowing I did everything in my power to set them up in the best position possible is everything to me. Congratulations to the Thompson family, thank you so much for trusting me and my team. Huge shoutout to my lender partner AJ DiCarlo, Originating Branch Manager, CrossCountry Mortgage for making sure everything came together smoothly on the financing side.

5364 Azimuth Way is officially SOLD! Congratulations to the Hergott family! This one is really special to us because the Hergott family are not just clients, they are good friends of ours. About a year ago they were ready to buy and life just had other plans. It was not the right time, and as hard as that was, they trusted us, stayed patient, and we kept in touch and kept working toward the goal together.

As a military family and first time home buyers, there was a lot riding on this and we wanted to make sure they had the smoothest experience possible and walked away with the best deal on the table.
The builder had changed the way they structure their incentives, so we got straight to negotiating them the best deal, which included:
A 4.75% interest rate locked in. All closing costs covered. The complete move in package included at no additional cost & at closing they received a $500 check back and did not owe a single dollar out of pocket.

Huge congratulations to the Switzer family on their new home.

I first met them just a few weeks ago and we got to work right away. Their biggest goal was finding a place to call home without double paying since their lease ends at the beginning of May.

After touring a few homes and submitting offers, we finally found the one perfectly located in South Crestview, which will make their daily commute to base a lot easier.

We also got strategic with the numbers:

• $9,000 off the list price
• $10,500 in seller concessions which covered full closing costs
• Repair allowance that we later turned into a credit
• 1-year home warranty

On top of that, we timed the closing so they can skip their first mortgage payment and start in May, which lines up perfectly with their lease ending.

Congratulations to Mrs. Green a first-time homebuyer who trusted me with this entire process all the way from Texas.

We toured several homes within a tight 3-day window, sometimes for hours at a time. She kept referring back to this one. We even toured it multiple times before she finally said it was the one.

Once she decided, I got to work.

The original lender had her estimated on the higher side. That wasn’t going to work. I connected her with my lender partner so she could properly rate shop because the numbers needed to make sense especially buying under BAH.

The builder was initially offering $10,000 in seller concessions.
I negotiated $15,000.

We used the additional funds toward a rate buy-down and she secured a rate under 6% almost a full percent lower than what she was originally quoted.

This was a huge win because the numbers had to make sense for her in order to move forward. Not only did we move quickly, we structured the deal correctly and executed. ✨🩷
