Why is the average price up while the median is down?
The average sales price is calculated by adding up the prices of all homes sold and dividing by the number of sales. A handful of higher-priced sales can pull that number upward.

The median sales price is the midpoint — half of the homes sold for more and half sold for less. Because it isn't influenced as much by a few very expensive sales, the median can sometimes give us a better picture of where the "typical" sale occurred.
