🏡 **Just Closed in Glen Oaks!** 🎉

I recently had the privilege of helping a wonderful buyer make the move from a two-story home in Crestwood—with a second-floor primary bedroom—into this beautiful ranch home in the Oldham County section of Glen Oaks.

Even better, we were able to make the move happen **before selling their current home**, creating a smoother transition and reducing a lot of the stress that often comes with moving.

Many homeowners assume they have to sell first before buying their next home, but that isn't always the case. There may be options available that can help you secure your next home while still owning your current one.

If you've been thinking about:
✅ One-level living
✅ Downsizing without sacrificing comfort
✅ Avoiding stairs in the future
✅ Buying before selling your current home

I'd love to help you explore your options and create a plan that works for your situation.

📊 **Market Moment | Louisville Real Estate Update**

Here’s what we’re seeing in the Louisville housing market compared to the same week in 2025:

---

🏡 **New Listings (June 7 – June 13)**
2025: 549
2026: 534
⬇️ **-3% fewer new listings**

📈 **Year-to-Date New Listings**
2025: 10,275
2026: 12,166
⬆️ **+18% inventory growth**

---

✅ **Homes Sold (June 7 – June 13)**
2025: 361
2026: 299
⬇️ **-17% fewer closings**

📊 **Year-to-Date Solds**
2025: 6,417
2026: 6,690
⬆️ **+4% ahead of last year**

---

🔎 **Market Trend (A Notable Shift This Week)**

For the first time in quite a while, **weekly new listings actually came in slightly below last year.**

While one week doesn't make a trend, it's worth noting because throughout most of 2026 we've consistently seen double-digit increases in new inventory.

At the same time:

✅ Year-to-date listings remain up nearly 18%
✅ Year-to-date sales remain up 4%
✅ Buyers continue to absorb much of the additional inventory

This suggests the market may be transitioning from rapid inventory growth to a more stable summer pattern.

---

☀️ **What This Means Right Now**

**Buyers:**
• Inventory remains much higher than last year, giving you more options
• Less pressure than the ultra-competitive markets of recent years
• Opportunities still exist, but desirable homes continue to move quickly

**Sellers:**
• Buyers are still active, as shown by year-to-date sales running ahead of 2025
• Competition is higher than it was a year ago
• Strategic pricing and strong presentation are becoming even more important

---

⚠️ **What to Watch**

The biggest question heading into summer is:

**Will inventory growth continue to slow while buyer demand remains steady?**

If so, Louisville could settle into one of the healthiest and most balanced markets we've seen in several years—offering opportunities for both buyers and sellers.

---

📍 **Local Insight (Oldham County):**
Across Buckner, Crestwood, Goshen, and Prospect, inventory has improved significantly compared to last year, but quality homes continue to attract strong attention. Buyers are taking more time to compare options, making pricing and preparation increasingly important for sellers.

---

📍 **Bottom Line:**
The Louisville market continues to move toward balance. Inventory remains substantially higher than last year, sales are still running ahead of 2025 overall, and both buyers and sellers are finding opportunities in a market that's becoming less extreme and more predictable.

If you're wondering what these trends mean for your neighborhood or plans to buy or sell this year, I'd be happy to help. 📲

🏡 Thinking of Selling in Briar Hill? I Have Buyers Looking!

I’m currently working with a wonderful family relocating to Kentucky from out of state who would love to call Briar Hill home. With elementary and middle school-aged children, they are specifically searching for a home in the South Oldham School District, and Briar Hill is at the very top of their list.

Like many families moving to Oldham County, they are attracted to the outstanding schools, strong sense of community, and welcoming atmosphere that make Briar Hill such a special place to live. Their jobs begin in July, and they are actively looking for the right home to put down roots.

The challenge? There are very few homes currently available that meet their needs.

If you've been considering selling, even if your timeline is several months away, or if you know someone in Briar Hill who may be thinking about making a move, I'd love to connect. My buyers are well-qualified, highly motivated, and flexible on timing for the right opportunity.

Many of the best real estate opportunities happen before a home ever hits the market. A simple conversation could create the perfect match for both buyer and seller.

📞 Thinking about selling?
📧 Curious what your home might be worth?
🏡 Know someone considering a move?

I'd be happy to help and keep any conversation completely confidential.

📊 **Market Monday | Louisville Real Estate Update**
📈 More Homes. More Buyers. A More Balanced Market.

Here’s what we’re seeing in the Louisville housing market compared to the same week in 2025:

---

🏡 **New Listings (May 31 – June 6)**
2025: 533
2026: 673
⬆️ **+26% more homes hitting the market**

📈 **Year-to-Date New Listings**

2025: 6,056
2026: 6,307
⬆️ **+4% ahead of last year**

---

🔎 **Market Trend (The Story of 2026 So Far)**

This week's numbers reinforce one of the biggest themes we've seen all year:

🏡 **Inventory continues to grow at a rapid pace**
📈 **Buyer demand continues to keep up overall**

While weekly sales were slightly below last year, year-to-date sales remain ahead of 2025 despite nearly 1,900 additional homes coming onto the market.

That's a strong sign that buyers are still active and absorbing much of the increased inventory.

---

☀️ **What This Means Right Now**

**Buyers:**
• More homes to choose from than we've seen in recent years
• Less pressure to make rushed decisions
• Better opportunities to compare options and negotiate when appropriate

**Sellers:**
• Buyers are still buying, but they have more choices
• Pricing correctly and preparing your home properly matters more than ever
• The homes that stand out are still attracting strong interest

---

⚠️ **What to Watch**

As we move deeper into summer:

• Will inventory continue growing at this pace?
• Can buyer demand continue to absorb the additional listings?
• Mortgage rates will remain a key factor influencing activity.

So far, the market appears to be finding a healthy balance between increased supply and steady demand.

---

📍 **Local Insight (Oldham County):**
Across Buckner, Crestwood, Prospect, and Goshen, buyers continue to show strong interest in move-in-ready homes. We're seeing more listings than we did earlier this year, but desirable homes that are priced appropriately are still generating solid activity.

---

📍 **Bottom Line:**
The Louisville market is becoming more balanced than we've seen in several years. Inventory is up nearly 20%, sales are running ahead of last year, and both buyers and sellers have opportunities heading into the heart of the summer market.

If you're curious what these trends mean for your home, neighborhood, or future plans, I'd be happy to help. 📲

📊 **Market Moment | Louisville Real Estate Update**

Here’s what we’re seeing in the Louisville housing market compared to the same week in 2025:

---

🏡 **New Listings (May 17 – May 23)**
2025: 504
2026: 558
⬆️ **+11% more homes hitting the market**

📈 **Year-to-Date Listings**
2025: 8,687
2026: 10,392
⬆️ **+20% inventory growth**

---

✅ **Homes Sold (May 17 – May 23)**
2025: 319
2026: 333
⬆️ **+4% more closings**

📉 **Year-to-Date Solds**
2025: 5,392
2026: 5,558
⬆️ **+3% now ahead of last year**

---

🔎 **Market Trend (Momentum Continuing)**

For much of the spring, inventory was rising faster than buyer demand. But over the last few weeks, we’ve started to see:

✅ Buyer activity strengthening
✅ Sales now running ahead of last year
✅ Inventory continuing to grow at the same time

This is a strong sign that the market is becoming **more balanced and healthier overall** rather than slowing down.

---

🌷 **What This Means Right Now**

**Buyers:**
• More homes to choose from compared to recent years
• Slightly less pressure in some price ranges
• Better opportunities to be selective and negotiate

**Sellers:**
• Buyer demand remains strong
• Well-priced homes are still moving quickly
• Competition is increasing, so presentation and strategy matter more than ever

---

⚠️ **What to Watch**

• Can buyer demand continue keeping pace with rising inventory?
• Will mortgage rates impact summer momentum?
• Inventory growth could create more balance heading into late summer

---

📍 **Local Insight (Oldham County):**
Activity continues to feel strong across Buckner, Crestwood, and Prospect. More homes are hitting the market, but buyers are still responding quickly to updated homes in desirable neighborhoods—especially homes with functional layouts and main-level living.

---

📍 **Bottom Line:**
The Louisville market continues shifting toward a **more balanced environment**, but demand remains healthy as we head into summer. More inventory plus active buyers is creating opportunities on both sides of the market.

If you're thinking about buying or selling this year, I’d be happy to help you navigate what these trends mean for your situation. 📲
