πŸ“’ INSPECTION NOTICE FOR TENANTS πŸ“’

We would like to inform all residents that a HUD inspection contractor will be conducting INSPIRE inspections on April 8. Please note that your unit may be randomly selected for inspection.

To help everyone prepare, management will be conducting pre-inspection (preparing inspections) from March 2 through March 13. During this time, staff may enter units to identify any items that need attention before the official inspection.

These inspections are required by the U.S. Department of Housing and Urban Development (HUD).

Please make sure your unit is accessible and maintained in a safe and sanitary condition.

Due to the incoming winter storm, please be advised that if power is lost or road conditions become unsafe, staff response may be limited to emergency calls only.

🚨 Emergency services include:
β€’ Busted or frozen pipes (to shut off water)
β€’ Major water leaks causing property damage

Please take precautions to protect your unit during freezing temperatures. Updates will be provided as conditions change.

This notice is issued in the interest of resident safety and property protection during hazardous weather conditions.

IMPORTANT WINTER WEATHER REMINDER

Dear Residents,

Freezing temperatures are expected this Friday. To help prevent frozen pipes and possible damage, please remember to:

Leave cabinet doors open under bathroom and kitchen sinks

Allow faucets to drip slowly (both hot and cold)

Additionally, all residents must pick up their 2026 parking tag from the office as soon as possible.

Dear Tenants,

Please review the following important updates that will take effect January 1, 2026:

πŸ”Έ Late Fees:
β€’ Late fees will increase to $20 for any rent received after the 5th.

πŸ”Έ Lawn Fees:
β€’ Lawn fees will no longer be charged.

πŸ”Έ Barbecue Pits & No Burning:
β€’ All barbecue pits must be placed at least 15 feet away from any building.
β€’ No burning of any kind is allowed on the property.

πŸ”Έ Security Deposits (Future Tenants):
β€’ 0–2 bedroom units: $300
β€’ 3–4 bedroom units: $500

πŸ”Έ Vehicle Policy:
β€’ Vehicles must be moved at least once every 7 days.
β€’ If your vehicle is tagged, you must bring proof to the office that it is operable and insured.

πŸ”Έ Bulk Items:
β€’ Bulk items will be charged $50 per item.
β€’ The City offers one free bulk pick-up per month β€” call 936-544-5156 to schedule.

πŸ”Έ Community Building Rental Fees:
β€’ Tenant rental fee: $100 (non-refundable)
β€’ Non-tenant rental fee: $200 (non-refundable)

We will be conducting routine unit inspections from Monday, October 20 through Friday, October 24. Please ensure your unit is clean and accessible during this time. You do not need to be home, but if you have any concerns, please contact the office in advance.

πŸš— Vehicle Stickers – Required to Avoid Towing
All vehicles must display a current (regular) parking sticker. If your vehicle does not have a sticker, please stop by the office to get one.
Any vehicle without a sticker is subject to towing at the owner’s expense.

πŸ’° Report Income Changes Within 10 Days
Just a reminder: if you have any increase or decrease in income, you are required to report it to the office within 10 days. Keeping your information up to date ensures your rent is calculated correctly and helps avoid issues later on.
