If your goal is to be settled before the school year starts, the timeline is tighter than most people realize.

By the time you add up pre-approval, finding the right home, the option period and inspection, closing, and actually booking a moving company in the middle of summer, you are already looking at several weeks, minimum. And that assumes nothing needs to be renegotiated or delayed.

The buyers who make it by August are the ones who started in the spring, not the ones who started when the yard signs went up.

I see a lot of buyers get excited about what they can afford based on the mortgage payment alone. And I get it. that number feels like the finish line.

But in East Houston, Crosby, and Mont Belvieu, the real monthly cost includes property taxes that are higher than most people expect, plus flood insurance if you're in a FEMA zone. Which a lot of homes here are.

The gap between what the listing says and what you'll actually pay each month can be wide. I'd rather you know from the jump than feel blindsided at closing.

If you're looking in this area, ask your lender for the full picture early. It changes what you can comfortably carry.

I've watched buyers fall hard for a house on FM 2100, then pull the offer when they realize which side of the line it sits on.

Same street. Same floor plan. Different school district.

Something I think is worth saying out loud: a dip in the market is not the same as a crash.

When values soften, homes still sell. Owners who have been in their homes for years still hold real equity. The sky doesn't fall, it just gets a little cloudy for a while.

What I see happen most often is that people make decisions based on fear of a headline rather than the actual numbers in front of them. And that fear, more than the dip itself, is what costs people.

If you're thinking about what a shifting market means for a home you own or a home you've been considering, save this and look at it the next time a headline makes you nervous.

If you’re around Mont Belvieu this weekend, there are a few things happening that sound pretty easy to make plans around.

Tonight has Rock the Park at City Park, so that could be a good one if you just want to bring a chair, hang out, and listen to some live music.

Saturday morning has World Migratory Bird Day at Joe Matthews Park if you want something more outdoorsy and low-key.

There’s also a mother-daughter golf clinic at Eagle Pointe, and then goat yoga later that day, which honestly feels random enough to be fun.

Summer usually brings more foot traffic to open houses around here, and that's real. But the data this spring is worth understanding before you list.

Homes in Harris County are taking about 63 days to sell, on average. That's how long buyers are taking to decide. And with thousands of homes available right now, the ones priced right from the start are the ones that actually close.

Rates are lower than this time last year, which does help. But lower rates also mean more competition from other listings.

If you're thinking about selling this summer, save this. It's the kind of context that makes a real difference in how you approach the whole process.

Tax season and a home sale landing in the same spring can feel overwhelming. But for most people who sell a home they've lived in, the tax picture is simpler than you'd expect.

The IRS lets single homeowners exclude up to $250,000 in profit from taxes, and married couples up to $500,000. That covers a lot of ground, especially in a market where prices have softened a bit from their peak.

And with the 30-year rate now down more than a full point from last year, buyers who've been waiting have more room to work with than they realize.

May has a couple of fun things worth putting on your calendar around Crosby.

The Astros are playing the Dodgers May 4–6 at Daikin Park, so if you’ve been looking for an excuse to make the drive into Houston, that’s a good one.

There’s also a Mother–Daughter Tea Party happening May 2 over in Mont Belvieu, which could be a sweet little local outing for families.
