Just Sold 🏡❤️

38 Amber Drive Croton-on-Hudson, New York

Some closings are exciting. This one was bittersweet.

Over the years, our families became close through our children's daycare. We watched two little boys grow from wobbly toddlers full of baby fat into intelligent, kind, thoughtful, and genuinely wonderful young men.

Helping them sell this home was a privilege, but if I'm being honest, this may be the least excited I've ever been to see a property close because it means saying goodbye to neighbors and friends who have been part of our lives since we relocated to Westchester County.

The home itself was a wonderful place to raise a family. Tucked into Scenic Ridge alongside the wooded surroundings of Brinton Brook Sanctuary, it offered privacy, flexibility, and a true sense of community that is hard to find today 🌿

Real estate is often about new beginnings. This time it also came with a reminder that some of the best parts of this business have nothing to do with houses at all.

We'll miss having them nearby, but we're incredibly excited for their next chapter.

The (Not) Problem With AI

One of the most common concerns I hear about artificial intelligence is profitability.

Every discussion seems to end up in the same place. CNBC analysts talk about it. Technology pundits talk about it. The question is always the same:

"How do these companies actually make money?"

The answer is always the same: Energy!

AI models require enormous amounts of computing power. Computing power requires electricity. Electricity requires infrastructure. How are we going to meet this demand without burdening public at large?

That is why conversations about AI increasingly lead back to power generation, data centers, and energy. The technology may be advancing rapidly, but the economics are still wrestling with the physical realities of the world.

What fascinates me is what this reveals about ourselves.

Human beings represent perhaps the most successful intelligence system ever created. Through millions of years of evolution, life developed a way to generate consciousness, creativity, emotion, memory, and reasoning inside a biological machine that operates with remarkable efficiency.

Every person is, in a sense, carrying their own power plant. We consume food, convert it into energy, and somehow produce art, science, relationships, ideas, and entire civilizations.

Modern AI can perform extraordinary tasks, but recreating even a small portion of what humans do naturally requires vast amounts of energy and infrastructure. That contrast should make us appreciate how remarkable life really is.

AI is important. It will revolutionize industries, accelerate discovery, and improve countless aspects of our lives.

But perhaps the most revolutionary thing AI will do is remind us of the value of human intelligence itself.

The harder we work to recreate pieces of human thought in machines, the more we may realize how extraordinary the original design already was.

With AI dominating headlines, it may be surprising to learn that homebuyers aren’t actively chasing homes packed with cutting‑edge tech. Instead, demand is rising modestly for practical upgrades that enhance convenience, security, and efficiency—features like video doorbells and smart thermostats. I like exploring different viewpoints, especially on topics as important and complex as housing. Patrick Boyle's Why a 20% House Price Drop Won't Save You offers a thoughtful look at why affordability is about much more than just home prices. I found the discussion of Henry George's ideas around land value and speculation particularly interesting.

I'm still learning about some of the proposed solutions, but I think there is value in examining the incentives our housing system creates and the unintended consequences that can result from them. Homeownership remains one of the strongest paths to building wealth for many families, yet it's also worth considering how we keep housing accessible for future generations. There may not be a perfect solution, but these are conversations worth having.
