To my fellow Realtors, we all love to help promote each other’s listings but there are some steps several Realtors are missing:

In Indiana, the rules are very clear and strictly enforced: you cannot take videos of another agent's listing and post them to social media without written consent. Doing so violates Indiana licensing law, local Multiple Listing Service (MLS) policies, and the National Association of Realtors (NAR) Code of Ethics.

Brokerage Clarity: Even if you do get permission, Indiana law requires that any real estate advertisement must be truthful, non-misleading, and explicitly include listing broker and company's name. You cannot imply the property is a private listing or your own exclusive listing.

The Cooperation Policy: While the NIRA IDX program allows brokers to display each other's listings on approved websites for consumers' personal, non-commercial use, it does not give individual agents open permission to create independent marketing video content (like social media Reels or TikToks) inside a property without the listing broker's direct authorization.

Get Written Consent: Email or text the listing agent before you visit. Ask: "Am I permitted to shoot a video walkthrough of 123 Main St for a social media Reel? I will fully credit your brokerage.

Conspicuously Disclose: When you post the video, you must include a prominent disclosure in the caption stating: "Listing courtesy of [Name of Listing Agent and Brokerage Company]".
