Coffee is a pretty personal thing. Some people have a favorite local spot, some have their drive-thru order down to a science, and some of us just need someone to hand us a cup before asking any questions... 😂

“So, how’s the market?”

We get this question a lot, and the answer depends on where you’re looking and what you’re hoping to do. 🏡

Last month's numbers show more homes going under contract than the same time last year. While fewer sales closed during the month, we believe that's due to the damaging storm that impacted the entire area in early August. Homes also took a bit longer to sell, averaging 37 days in Lake County and 42 days in Porter County.

For buyers, depending on the home, that may mean a little more breathing room to consider your options. For sellers, buyers are still making moves, but pricing and home prep have to be taken into consideration.

Of course, county-wide numbers only tell part of the story. Your neighborhood, price range, and the condition of a home can make a big difference in what you experience.

We brought two extra guests along to tour 9609 Tall Grass Trail, and apparently they’re ready to move in 😂💀

Between the kitchen island, that fireplace, and the covered patio, these two had a hard time picking a favorite. We happen to agree though. It's hard to pick just one favorite when a home is loaded with this many incredible features!

Sometimes we start out by helping someone find a home… and their parents end up moving instead! 😂

That’s how things began with our Tippecanoe Place clients. What started as a home search for our sellers’ son inspired a move of their own. They’re already settled into their new home, and their home is now closed. Congratulations Jim & Tami! 🏡

We’re also under contract with two buyers on their purchases:

📍 8112 Victoria Place - We’re helping Shamir with another purchase! This time though, it's residential property instead of a commercial one. Having a client come back to work with us again means so much to us!

📍 13501 Muir Street - Chris found us through social media, which makes sharing his story here especially fun. What started with an online connection has turned into working together on his home purchase, and we’re excited to help him across the finish line!

Different homes and different plans, but getting to know the people behind each move is one of our favorite parts of what we do.

Fall home maintenance isn't nearly as fun as decorating the porch, but a few small checks now can make the colder months a little easier.

Check the furnace filter, take a look at drafty doors and windows, and give those alarms a test. If you haven't scheduled your annual heating-system maintenance, this is a good reminder to do that, too.

Home ownership isn't always glamorous, but future you will appreciate these few checks being done! 😊
