When I first met Ellen, she had accepted an offer for her home from an investor for $250k and needed help finding a new home in Indiana. After checking the numbers, I let her know market price for her home was closer to $350k.
She showed me the purchase agreement and it was dependent upon her finding a home to buy. I told her if she waited it out, the contract would expire.
Three months later, that timeline had passed and we listed her home on the market. We found a buyer to give us a cash offer for $330k, waived Inspections, didn’t ask for buyer commission, AND gave us as much time as we needed to find a home to purchase.
It then took 6 months, 5 different counties, and 4 offers before we finally found the perfect home in Watseka IL.
When we showed up to the final walk through of the home, the seller still had half a garage full of items scattered through the house. They were the nicest older couple, reminded me of my grandparents.
Problem was, we had closing in 20 minutes and they were working at a rate that would’ve took another week to pack. Ellen’s movers were planned to arrive during our closing and were going to wait for closing to finish before unloading everything.
I was able to negotiate with the movers to go in, box up all the extra items for the sellers and move it to the garage for a couple hundred dollars while closing was happening. Definitely not an easy deal but was all worth it in the end 🫶
