Just closed on this one today and I love the way it all came together.

My clients and I toured this home on a Saturday at 2:30PM, just two days after it hit the market. The property was incredibly unique. Walkout basement, a backyard that backed up to town owned land full of trees, wildlife, trails, and one of the most peaceful patios I’ve seen. I could tell by the look on their faces when we left that they loved it.

As soon as we pulled away I called the listing agent. Something told me this one wasn’t going to sit. Sure enough, two offers already on the table and the sellers were responding by 7PM. It was 3 o’clock.

I called my clients, filled them in, and gave them a few minutes to think it over. Ten minutes later they called me back. Let’s do it

I had already asked the listing agent everything I could. What terms mattered most to the sellers. What would make this easy for them. We built the offer around that and submitted a little above asking.

The response came in around 8. Turns out a fourth offer had come in above our price.
But shortly before the sellers made their decision, our lender called the listing agent on a Saturday night.

That call ended up being the turning point. The sellers were so comfortable with the strength of my buyers that worrying about the deal falling through was off the table entirely. They chose us.

When the listing agent, the offer terms, and the lender all work together, great things happen.

When I first met Ellen, she had accepted an offer for her home from an investor for $250k and needed help finding a new home in Indiana. After checking the numbers, I let her know market price for her home was closer to $350k.

She showed me the purchase agreement and it was dependent upon her finding a home to buy. I told her if she waited it out, the contract would expire.

Three months later, that timeline had passed and we listed her home on the market. We found a buyer to give us a cash offer for $330k, waived Inspections, didn’t ask for buyer commission, AND gave us as much time as we needed to find a home to purchase.

It then took 6 months, 5 different counties, and 4 offers before we finally found the perfect home in Watseka IL.

When we showed up to the final walk through of the home, the seller still had half a garage full of items scattered through the house. They were the nicest older couple, reminded me of my grandparents.

Problem was, we had closing in 20 minutes and they were working at a rate that would’ve took another week to pack. Ellen’s movers were planned to arrive during our closing and were going to wait for closing to finish before unloading everything.

I was able to negotiate with the movers to go in, box up all the extra items for the sellers and move it to the garage for a couple hundred dollars while closing was happening. Definitely not an easy deal but was all worth it in the end 🫶
