A1 Property Inspections of Greater NW Indiana

Just a reminder that all home inspectors must be licensed in IN. Per Indiana State requirements reports should show the inspectors name and their state license number.

Effective 9/16/2026, per Indiana PLA licensing, we have the following for the 5 counties of NW Indiana (Lake, Porter, LaPorte, Newton, Jasper).

Inspectors are allowed to have helper(s) with them however they shall not be called "Inspectors" nor shall their name, etc. be listed in any report(s), etc. and can only shadow licensed inspectors who are responsible for finalized report.

The current breakdown per county is as follows:

Lake: 45
Porter: 16
LaPorte: 8
Newton: 1
Jasper: 2

Total: 72 for above 5 counties not including any that cross over from IL and should be listed under "reciprocity" however still need to have an IN license registered somewhere within State of Indiana.

ATTN NIRA Realtor friends:

With recent electrical surges in NW Indiana it is a good idea to check all GFI outlets to insure some/all have not tripped insuring all electronics function as intended, garage freezers/refrigerators, etc. are working, etc.

We don’t how many “nice ways” to say it however this applies as the golden rule.

Not sure why someone thinks it’s OK to “plop down” on someone’s couch, bed, etc and search 👀 for a remote to turn on TV’s.

Had to remind clients multiple times it’s personal property and to leave those items alone.

This is why the EPA suggests every property be tested for Radon.

Radon should be less than 4.0 pCi/L or it should be Radon mitigated. (Average inside is 1.3 pCi/L).

This property was 55+ pCi/L and VERY UNHEALTY!

Just a "friendly reminder" to check all smoke/CO detectors as they have a life up to 10 years.

Unfortunately we have known/heard of several that have either had extensive fire damage and/or spent a few days at the hospital due to CO gases.

These detectors were all original when the property was built in 2010 and expired by 2020.
