🏡 How do you know if a rental property is actually a good investment?

Don't start with the rent alone.

A property that rents for $2,500 a month might sound attractive, but that number doesn't tell you what you're actually earning.

Before deciding whether a Northwest Indiana rental makes financial sense, I'd want to look at the bigger picture:

💰 Purchase price
What does it cost to acquire the property?
🏡 Property taxes & insurance
These can significantly affect your monthly expenses.
🔧 Maintenance & repairs
Every property needs upkeep, even when nothing major goes wrong.
📆 Vacancy
Don't assume the property will generate rent 12 months out of every year.
🔑 Property management
If you're not managing it yourself, that expense needs to be included.
🏦 Financing
Your down payment, interest rate, and loan terms all affect the numbers.

Only after looking at the income AND expenses can you start evaluating potential cash flow and return.

That's the bigger lesson:

📊 Good rent doesn't automatically mean good investment.

The monthly rent is important, but it's the starting point, not the analysis.

🏡 Should a home seller always accept the highest offer?

No. If I were selling my own home, I wouldn't choose an offer based on price alone.

Why?

💰 The highest offer isn't necessarily the strongest offer.

Imagine you receive two offers and one is $5,000 higher.

Sounds like the obvious winner, right?

Not until we look at the rest of the contract.

When I'm helping a seller compare offers, I want to understand things like:

🏦 Financing: How is each buyer paying for the home, and what financing terms or contingencies are involved?
💵 Seller concessions: Is the buyer asking you to contribute toward closing costs or other expenses?
📝 Contingencies: What conditions need to be satisfied before the sale can close?
🔍 Inspection terms: What has the buyer included regarding inspections?
📅 Closing and possession: Does the timing work for your move?

There can also be other terms in an offer that affect its overall strength, risk, and potential net proceeds.

That's why I don't want sellers looking only at the number at the top of the contract.

🔑 We compare the whole offer.

Sometimes the highest offer absolutely is the best one.

But sometimes another offer may provide stronger terms or be a better fit for the seller's priorities.

🏡 There are a few things I wish more homebuyers knew before they started searching.

First, your REALTOR® isn’t there to talk you into a house. A good buyer’s agent is there to listen, answer questions, point out what you may not notice, negotiate on your behalf, and help you make a decision you feel confident about. 🤝

Second, the clearer you are about what matters, the better your search becomes. Know your must-haves, nice-to-haves, and deal-breakers. You probably won’t find a home that checks every box, and that’s okay.

And third, don’t automatically dismiss the “ugly” house. 👀 Paint, flooring, fixtures, and landscaping can change. Location, lot size, and layout? Those are much harder to change.

Sometimes the home that doesn’t photograph perfectly is the one worth taking a second look at.

🏡 Buying a home in Northwest Indiana? The purchase price is only part of the picture.

Where you buy, how you finance, available builder incentives, and property-tax benefits can all play a role in determining which home makes the most sense for you.

✨ New construction may come with incentives on select homes.
🏠 If you're buying a primary residence, make sure you understand the Indiana homestead benefits you may qualify for.
📍 And remember, Northwest Indiana isn't one single real estate market. Munster, Dyer, St. John, Crown Point, Schererville and surrounding communities can offer very different housing options, price points, commute considerations and new-construction opportunities.

That’s why I always encourage buyers to look beyond the listing price and consider the whole picture before making a move.

🏡 What can you negotiate if a home seller won't lower the price?

Potentially more than you might think.

If you've found the right Northwest Indiana home but the seller won't come down as much as you'd hoped, that doesn't automatically mean the negotiation is over.

💰 Price is only one part of an offer.

Depending on the property, your financing, and what the seller is willing to consider, we might explore other terms.

💵 Seller-paid closing costs could reduce the amount of cash you need at closing.

🔨 Repairs or credits might help address items that would otherwise become your expense after moving in.

📅 Possession or closing timing can sometimes have value to a seller and become another part of the negotiation.

📉 A rate buydown may also be worth discussing with your lender if seller concessions and your loan program allow it.

Does that mean one of these is always better than getting a lower price?

No.

The right strategy depends on your finances, your loan, the property, and the seller's priorities.

🔑 Good negotiation isn't just about asking, “How low can we get the price?”

It's about asking:

“Where can we create the most value for this buyer?”

Sometimes that's price. Sometimes it's somewhere else entirely.

🏡What extra costs should you budget for when buying a new-construction home?

The purchase price may not be the end of your spending.

One mistake new-construction buyers can make is assuming everything they see in a model home, or everything they'll need to comfortably live in the home, is included.

Depending on the builder and your contract, you may still need to budget for things like:

🪟Window treatments
🌳Landscaping
🐾Fencing
🍳Certain appliances
💡Light fixtures or upgrades
☀️A deck or patio

And suddenly that beautiful new home has a pretty impressive shopping list. 😉

That's why before signing a new-construction contract, I want buyers to understand exactly what's included and what's not.

Ask what's standard. Find out what's considered an upgrade. Look at what you'll realistically want or need during your first year in the home.

🔑The goal isn't simply to afford the house at closing. It's to budget for the home you actually plan to live in.

New construction can be a great option, but the details matter.

🏡 Selling a home in Northwest Indiana? The market will tell you a lot, if you know what to listen for.

Today’s buyers are informed, prepared, and paying attention to value. If a home isn’t generating the showing activity or offers you expected, that feedback matters.

Sometimes the answer isn’t simply to wait longer. It may be time to revisit the price, presentation, positioning, or marketing strategy.

The market provides feedback. A good REALTOR® knows what to do with it.

Apparently, these are all perfectly normal behaviors after you’ve been a REALTOR® long enough. 😂🏡

A few more I could have added:

👀 Checking the comps “just because.”
🚗 Taking the long way home to see a new listing.
💡 Noticing the lighting before anything else in the room.
🚪 Opening a closet and immediately thinking about storage.
📱 Having approximately 847 house photos on your phone that are NOT your house.

Totally normal.

Nothing to see here. 😂

After 9+ years in real estate, apparently the REALTOR® brain just becomes part of the package.
