House Bill 3114 has been introduced, and from my read (definitely not a lawyer) it opens up the possibility to chip away at the open beach law. As a real estate agent who has represented lots of buyers in the Galveston/Crystal Beach area, I very much oppose this. Even as an occasional visitor to Galveston/Crystal, I would oppose this.

I called my congress person and was told to direct my email to Chief of Staff Saul Mendoza at [email protected] as he handles all incoming bills.

I would encourage you to do the same.

Galveston/Crystal Beach is getting a 6th ferry before high season! In addition to this $33.7M ferry, there are also improvements being made to the Galveston side of the ferry terminal. I haven't been able to find any info about this construction project online and have a call into a reporter to find out more about the how the completed project will benefit ferry riders and the expected completion date.
Also, Crystal Beach is located on the Bolivar Peninsula, so you can travel through Galveston and across the ferry OR drive on I-10 through Winnie to get there. In fact, coming from Houston the travel time is a wash (see Google map image in comments). Without traffic/unusual ferry delays, both routes take about 1 hr, 45 min.

The Esperanza “Hope” Andrade, named for a former Texas Transportation Commissioner, is expected to begin operating before Memorial Day weekend.

Are you closing on a house along the Gulf Coast in the next few weeks? If so, contact your insurance agent today and BIND YOUR INSURANCE POLICY! There is a storm forming in the Gulf, and while it may turn out to be nothing, if the storm hits the boxed area, insurance companies will most likely pause binding policies. If the storm reaches the box and you haven't bound your insurance, your closing could be delayed if financing OR you could be in the position of owning a home without coverage if paying cash.

When we purchased our STR in Crystal Beach, the downstairs bedroom came as pictured plus a garage door (you can see the rails), and I have been DYING to make it nicer to match the quality of the rest of the house. This involved about $700 for painting and about $450 in decor. I'm a lot better at selling STRs than decorating them, but I'm pretty pleased with the results and getting to check this off my to-do list!
