Mortgage rates staying elevated. Highest they’ve been in around 4 months.

No big news this week that could move rates down but lots next week.

Home prices in major U.S. cities are now at ALL-TIME HIGHS. Prices continue to go up while buyers wait for lower rates.

Goldman Sachs’ Updated Home Price Predictions.

+5.5% in 2024
+4.4% in 2025
+4.9% in 2026
+4.9% in 2027

This means Goldman believes a $400,000 home bought today will be worth around $485,000 in four years. Huge!

If they’re even close to accurate it makes NO sense to rent.

Goldman Sachs economists say the rate cut they had predicted for May will now be in June.

New listings are UP 10%. Biggest increase in two months. Looks like inventory bottomed in mid-February 2023.

According to Mortgage News Daily, the NATIONAL AVERAGE rates were UP

7.25 conventional 30 yr
6.65 conventional 15 yr
6.88 conventional 7/6 arm
7.46 jumbo 30 year
6.70 FHA 30 yr
6.72 VA 30 yr

Non-QM Rates, like bank statement loans and no doc investors loans, are about 1-2% higher.
