Encompass Home Inspections, LLC was hired to inspect this property this week. The agent provided me the previous inspection report from another company who had just performed an inspection. I looked through it and thought well it’s a little light on information but not many issues were found so I assumed the house was in good shape. I won’t go into details but within 10 minutes of arrival I had seen so many items not caught and reported on. Structural issues, health issues and general condition issues. I know inspections can be difficult to navigate with negotiations between the buyers and sellers but I assure you it’s worth the fight. Had these buyers trusted the previous company they would have been faced with large repair bills and possible health problems. Please find you an inspector who is thorough and detailed no matter how difficult the negotiations can be I promise your clients will appreciate it in the long run. The more they know about a house the better the purchase. Encompass Home Inspections, LLC wants to thank today’s agent for being so understanding this morning. Arrived at the property for a final inspection to find the house was incomplete. This inspection would have not been beneficial for the buyer as the water, septic, heat, interior, appliances along with the exterior and grading were all incomplete. The report would have simply been a check of partial framing(what can be seen) and some exterior and interior finishes. Unfortunately when this happens there are only a couple options and all of which include additional fees. I can do the inspection and leave many items unchecked in the report. Second option is I can do what I can see and make a revisit to complete the inspection but with time on site and travel this does lend to higher costs. Last option I can leave the site and come back another day when the home is completed. Unfortunately with the distance a travel most of the time it involves a travel fee for the first day and just a transfer of the work order to another day once the home is completed. Agents I want to perform the best inspection I can for the buyers and make sure the get what they are paying for so a complete inspection is the best options once the home is ready for occupancy. Builders typically do not communicate with agents well and sadly this is a common occurrence with your buyers being the one to suffer.

I don’t even know where to begin! Encompass Home Inspections, LLC has been so blessed these last 6 years…

So many amazing agents and clients that we have served. Looking over this years numbers and we performed over 500 inspections with Cu***ng taking the top spot with 106 inspections completed.

A huge thank you goes out to all the agents that have trusted us with your inspection needs. Again looking at the sales numbers and schedule it was great seeing so many inspections on the books.

Many clients for new construction and resale homes often worry about the investment in the inspection process and if there is a real benefit. Today was a perfect example.. Resale home in Cu***ng was purchased and renovated by an investor. This home at the inspection was found to have a worn out roof and many other defects that would cost the buyer thousands in repairs. Due to the work of Craig Taylor and agent Terri Willett Realtor the seller replaced the roof on the main house and detached garage along with several other defects that would have totaled thousands of dollars. So the initial investment of the inspection returned a massive savings in the future when these items would have needed correcting. As for new construction when items are found the builder makes the repairs. Without and inspection those repairs would have gone uncorrected and potentially cost the home owners a significant amount of money.

So a long story short please get your new construction and resale homes inspected and rest easy knowing the investment into the future is worth the expense.

Just Closed!

We LOVED helping this amazing couple find their new home in Georgia! We have known this young lady and her family for years and are so happy she and her husband have decided to plant their roots in the thriving Ball Ground community.

Encompass Home Inspections, LLC had a really good meeting this morning with Jason Turner with NAMAR. Myself, Craig Taylor and the company will hopefully join the organization as an affiliate sponsor this week and get to meet several new agents and other vendors. Looking forward to building the business and who knows maybe hire on other inspectors once we consistently fill our schedules and get some scheduling help along with a possible sales associate in the future. Only looking up from here.

Had the pleasure of inspecting this new construction home yesterday. However the circumstances were not typical. The buyer was infact and builder. This builder was asked previously to look over one of my reports that I had done on another property. The listing agent on that property and sellers were shocked at my report and couldn’t believe all the things that were wrong with the house. When questioned this builder was not able to dispute or argue what I had written. In return this builder requested my information so she could now hire me to look at the home she was purchasing. I felt honored that the builder appreciated my level of detail and hired me to inspect their upcoming purchase.
