Below is a summary of the NAR (National Association of Realtors) settlement:

New NAR rules starting August 17th, 2024 Summary:

1) Buyers must sign an Exclusive Buyer Brokerage Agreement before property tours, outlining 4 compensation components.

2) Sellers must sign a new Exclusive Listing Agreement and can choose to offer buyer brokers compensation as a marketing strategy. Buyer agent compensation will not be permitted to be provided in MLS platforms.

Agents must obtain seller approval and transparently disclose any payment offers to buyer brokers in writing, specifying the amount or rate.

Sellers can still provide MLS concessions, like closing cost credits. Agents can promote listings off-MLS using social media and flyers.
