I get almost daily texts from "investors" who want off-market properties to buy. So, I did a little experiment. I have a property coming to market soon at $650k, so I sent it out to a list of these investors with a couple of photos, basic information, but no asking price. Some never responded. Some said it wasn't in bad enough shape for them. Some wanted very detailed information to which I responded "come and take a look". (I'm not going to spend much time on this experiment. What I got back were offers of $275k, $310k and $315k. Ridiculous. Yet, there are uninformed people and heirs to property who just let it go without getting market value.

The market is a little different right now. Rates are not going to drop to 3%. Market data, new technology and networking are what gets properties sold. I've been doing this since 2003 and have seen a little bit of everything. Glad to this one across the finish line.
