今年 3/18 兩房（Fannie Mae & Freddie Mac）放寬了購買投資房的貸款限制——取消了「該社區 owner occupancy rate（自住率）至少需達 50%」的要求？

先說答案：是！但這並不代表買家從此就可以高枕無憂了喔！

以下簡單跟大家聊聊這個新變動：
過去兩房對於購買投資房（Investment Property）的買家，確實有自住率必須達 50% 以上的嚴格限制。但為了減輕買家的負擔，兩房針對「已完工的既有社區（Established Condos）」放寬了這項要求。白話來說：即使該社區只有 10% 的屋主自住、其他 90% 全是出租房，貸款也不會因此被兩房直接拒絕！

但是，對，就是這個BUT：

- 新成屋與預售屋：如果是新建案或尚未完工的 Condo，依然受此限制。
- 各家 Lender 規範不同：不同貸款機構（Lender）有各自的內部審核標準（Guideline）。例如做 Portfolio Loan（自留貸款、不轉賣給兩房）的 Lender，可能依然保有 50% 自住率的要求；甚至有些 Lender 連買「自住房」的貸款人都會要求看社區自住率。

買房與貸款的眉角很多、相對複雜，這我都非常了解。不過別擔心！即使找我買房，我也絕對尊重你自由 Shop Around Rate（多方比價）的權利，不強制綁定貸款。但只要你在買房過程中遇到任何貸款疑問，我都很樂意為你解答、提供專業諮詢，這也是我能為你提供的附加價值之一。
