Your home is likely your largest financial asset. But if you only look at the numbers, you forget you have to actually live there. If you only look at the lifestyle, you might miss out on a massive wealth-building opportunity.
The most successful homeowners use the 80/20 Strategy to find the balance:
80% Sanctuary (The Lifestyle): Does it fit your life for the next 7–10 years? We look for the "unchangeables"-the school district, the natural light, the commute, and the neighborhood vibe. If the "bones" of your life fit here, you’ve found your sanctuary.
20% Asset (The Logic): We look at the property through an investor’s lens. Does the lot allow for an ADU later? Is the floor plan flexible enough for a growing family (higher resale value)? Is it in a "path of progress" neighborhood where appreciation is historically outperforming the average?
Before my clients sign, I ask one question: "If the market stayed flat for 10 years, would you still be happy you lived here?" If the answer is yes, the lifestyle is secure. If the data says the equity will grow, the asset is secure. When those two circles overlap? That’s when you make your move.
