On a mission to find their dream home, Nily and Utku were looking for the right home for themselves and their two children. They needed a bigger house as they host their families when they come to visit and they needed to find a home with great schools for their kids.
We had seen some homes that looked promising but were not the right fit.
Until they had seen a new listing that they were very interested in and wanted to see this house as soon as it was available on the market.
I quickly arranged a showing during the broker’s tour. It was love at first sight, the big bright kitchen and the huge yard outside with a pool, it was everything they wanted.
They went back over the weekend to take another look and confirmed it was the home for them.
I could see they were serious about this house, so we got to work reviewing the disclosures and inspections. The inspections mentioned a potential issue involving the foundation.
Like most property inspectors, the report was vague about the severity of the issue.
In order to make a strong offer, I connected with a foundation expert to review the findings and answer their questions. He provided my clients with repair options and cost estimates.
It was important for me to assess the level of interest in the home. I spent a good amount of time at the open house to observe the traffic and periodically checked in with the seller’s agent.
The home was receiving a lot of attention and there were multiple parties who were interested in putting an offer.
Then came the tricky part, balancing the family’s emotions and making sure they will have an offer that would be accepted without overpaying.
After presenting our offer directly to the listing agent, and with some negotiation, I was able to get our offer ACCEPTED!
Great News!!! My clients were excited, still we had ts of work to do. We went step by step from reviewing and completing all the required documents to connecting them with inspectors and contractors and plan everything so they can move in on their target date
