In light of recent events… and please correct if im wrong.
We’ve been seeing more flooding across the country than most of us can remember — and it’s not just coastal cities. It’s inland cities/towns, rural roads, suburbs… even right here in Northeast Ohio.
What a lot of homeowners don’t realize is this:
🚨 Flood damage isn’t covered by standard homeowners insurance.
🚨 And replacement cost coverage? Also not guaranteed unless your policy specifically accounts for today’s construction and material costs.
Furthermore, let’s say your home was bought years ago or passed down from family. If your insurance policy hasn’t been updated since then, it could be covering the cost to rebuild in 2004 dollars — not 2024. And that could mean hundreds of thousands not covered in a worst-case scenario.
This hits hard in places like Summit, Portage, Medina, or Cuyahoga counties — areas with valleys, creeks, or older infrastructure — but the truth is, it applies everywhere.
🏠 What to check right now:
✅ Your replacement cost coverage (not just what the house is worth)
✅ Whether you’re protected from floods, fires, and wind
✅ Any recent upgrades — finished basements, additions, roofs, etc. — that could change your coverage needs
Insurance companies aren’t obligated to tell you if you’re underinsured — that’s between you and your agent.
