Goldie Golden, Realtor Houston Market Check ✅ (HAR | Dec 2025)
Houston didn’t “cool off”…it balanced out, and that’s actually good news for both buyers and sellers.

Here’s what HAR reported for December:

🏡 Single-family avg sales price: $425,535
📈 Single-family home sales: 7,456
⏳ Months of inventory: 4.5 months (more options = less panic)

And the part I’m really watching 👀
📌 Active listings: 52,727 (+16.5%)
📌 Pending sales: 6,043 (+12%) → buyers are still moving, just smarter.

What this means in real life:
✔️ Sellers: pricing + presentation matter more now (the “just list it” era is gone).
✔️ Buyers: more choices + a little breathing room = better negotiating opportunities.

I’ve been talking with a lot of homeowners in their 50s, 60s, and beyond who are quietly wondering:

“Should I use my equity…or should I move and unlock it?”

Here in the Houston / Katy / Cypress area, I see three common paths:
