šŸ” celebrating 5 years as a realtor and It’s never been about the numbers.

When I started to become a realtor, I didn't set out to build a massive empire or stack up a giant team just for the sake of scaling. Could I keep growing to that point? Of course. And maybe one day, the time will be right for that. We continue to achieve unprecedented growth one of the fastest growing solo agents in cypress. From Rookie of the year 2022 and silver awards to gold awards, accolades that don’t mean all the much to me. Im much more proud of 100 5 star reviews on Google than some website award that won’t bring me new clients.

But here is my promise to you: I will never grow to the point where the customer experience suffers.
I refuse to let my service decline, and I will never be the agent who passes you off to an assistant or a junior agent the second a workload gets heavy. When you hire me, you get me. šŸ’Æ % of the time

A client recently told me something that really stuck:
"We chose you because you provide a level of service that’s hard to find these days. I know exactly who to call when I have a question. You may not be the biggest, but you are always available." You are the best, and iv worked with plenty of agents.

That, right there, is the entire mission. You aren't a transaction on a spreadsheet; you're a person making one of the biggest moves of your life.

I'm going to say something that may be unpopular in real estate...

We need to stop telling buyers to "date the rate." It is such a disservice to your clients to tell them, just get over a high rate and maybe you can refi later. AND if your agent is saying this to you šŸƒRUN

Why would we encourage someone to get into a bad financial relationship and hope it gets better later?

Nobody knows where rates will be next year. Nobody.

Instead of telling buyers to cross their fingers and wait for a refinance opportunity, we should be helping them find solutions that work TODAY.

Seller concessions.
Builder incentives.
Temporary buydowns.
Permanent buydowns.
Creative financing strategies.

There are more tools available than ever to help buyers secure a payment they can actually live with. Im helping clients right now work with lenders and builders get a 3.5 4.5 and 5% rate, Heck i just purchased a home and didn't want to date a rate!!!

If the house only works because rates might come down someday, maybe it doesn't work.

A home purchase should make sense with today's payment, today's budget, and today's financial goals.

If rates drop later, fantastic. Refinance and celebrate.

But let's stop selling hope and start delivering solutions.

Our clients deserve better.

Sellers always ask:
ā€œIf we don’t want to reduce the price… what else can we do?ā€
A lot, actually.
Right now buyers are payment-sensitive with rates around the mid-6% range, but that doesn’t mean you have to drop your price to get activity. There are strategic ways to attract offers while protecting your value:
āœ”ļø Offer seller-paid closing costs
āœ”ļø Provide a rate buy-down to lower the buyer’s monthly payment
āœ”ļø Include appliances or a home warranty
āœ”ļø Offer flexible closing or leaseback
āœ”ļø Relaunch with new photos and refreshed marketing
āœ”ļø Host targeted open houses and broker tours
āœ”ļø Reposition the home (largest, best value per sq ft, upgrades, etc.)
āœ”ļø Limited-time incentives to create urgency
Sometimes a $5,000 incentive creates more demand than a $10,000 price drop — and keeps your comp strong.
