Are you paying too much for property taxes? Make sure you file a protest to lower your appraisal value before May 17th, 2021.

Here are a few tips:

☑️ Appeal all your properties, including your primary homestead, even if they did not increase in value.

☑️ Include pictures in negotiating a property tax reduction. Pictures can show deferred maintenance such as rotten wood, peeling paint or cracks in sheetrock.

☑️ Construction bids can be helpful for damages that existed on January 1, 2021 or for substantial damages from the February 2021 freeze. Bids for items such as replacing rotten wood, painting, replacing carept or roof replacement are all helpful.

☑️ The governor declared the entire state a disaster area for the February Freeze. The new disaster exemption allows for a reduced valuation for property damaged in a disaster declared by the governor. The reduced value will be effective from February 12, 2021 through the end of 2021. The deadline to file for a disaster exemption is 105 days after the governor declared a disaster which is May 28, 2021.

☑️ Confirm you have your homestead exemption. You can check on the appraisal district website or simply just contact us if you need more information on this.

The Houston market is not seeing any signs of slowing down anytime soon.

"Several overlapping market forces propelled us to a strong finish in March, between a lack of low-to-mid-range housing and aggressive high-end buying by consumers taking advantage of historically low interest rates,” said HAR Chairman Richard Miranda with Keller Williams Platinum. A Texas federal judge recently ruled that the CDC moratorium was unconstitutional. The moratorium was enacted back in Sept 2020 to justified as a way to prevent the further spread of Covid-19.

Siding with landlords across the state, the judge concluded that federal government to regulate interstate commerce does not apply to "property rights in buildings - specifically, whether an owner may regain possession of property from an inhabitant.

Hopefully this may mark a turning point for landlords who have continued to pay taxes and other costs associated with their properties. The CDC's moratorium was recently extended through March 31, 2020.
