If buying a home is on your radar this year, you may want to circle next week..

Realtor.com just named September 27 through October 3 the best week of 2026 to buy a home, based on national seasonal trends.

Buyers shopping that week could see up to 31.9% more active listings than they did at the beginning of the year, plus savings of around $14,000 on a median-priced home compared to the summer peak.
More options. Potentially better prices. And a little more leverage than buyers typically have during the busier summer months.

Of course, this is national data. The best time to buy depends heavily on our local market, your budget and what you’re looking for.

Why don’t agents stay in contact with their past clients?

Eight out of the last 10 of my clients who have sold the home have not used the original Realtor

Sometimes the solution isn’t obvious.

This deal wasn’t saved by forcing the original loan to work. We took a fresh look at the file, asked different questions, and found another way to qualify the buyer.

That’s why I always tell agents: before you give up on a deal, let us take a look.

So much negativity in the world.
So many things that make us question our own beliefs and values
We have to make an effort to focus on 3 things:
Gratitude
Peace

If you focus on these every day you will become more fulfilled and happier. It’s not easy by any means but it will make a difference.

This week’s training schedule brought to you by WHOOP and ChatGPT.

Last week I had my longest run ever at 17 miles and overall felt great aside from some pain in the back of my leg above my Achilles.

Turning the run, I felt fantastic. No cramps and no dehydration. I felt like my feeling was really on point.

It was a little bit frustrating to have the foot and Achilles soreness, but that only lasted for about a day.

This week, more time on my feet and another long longest run ever

17 miles. My longest run ever.
