Total inventory is strong: There are 37,235 total active listings available right now.

Buyer interest remains steady: Traffic at open houses is up 3.7% with 10,205 held, and showings rose 2.2% to 38,853.

Fewer finalized deals: Closings dropped by 16.6% (1,472 properties closed), and off-market removals fell by 16.2%.

The Takeaway: More homes are entering the market and buyers are actively touring, but actual finalized sales have slowed down compared to this time last year. This extra inventory gives buyers more negotiating room and choices!

The latest data from HAR.com shows a universal slowdown across all major housing market metrics compared to this time last year.

Every key indicator is down Year-over-Year (YOY).

Here is the quick breakdown for single-family homes (July 14 – July 20, 2026):

New Listings: 3,898 (⬇️ 5.5% YOY)
Pending Listings: 1,829 (⬇️ 19.6% YOY)
Off-Market Listings: 2,197 (⬇️ 14.5% YOY)
Closings: 1,833 (⬇️ 1.7% YOY)
Showings: 41,830 (⬇️ 1.8% YOY)
Open Houses: 9,652 (⬇️ 4.6% YOY)

The Takeaway:
Pending listings saw the sharpest decline this week, dropping nearly 20% compared to last year. While demand indicators like showings and closings remain relatively steady with only minor drops, overall market velocity has noticeably cooled down.
