Houston now has 40,750 single-family homes for sale — the highest number ever recorded by HAR.

Yes. EVER!!

🏠 40,750 active listings
📈 5.5 months of inventory
⏳ Homes are taking longer to sell
💰 Median price: $340,000 — up just 0.6%
🔥 Meanwhile, $1M+ sales actually jumped 9.4%

So is the Houston housing market crashing?

No. But the seller’s market we got used to is gone.

Buyers have choices again. They can negotiate. They can ask for concessions. And if they don’t like your house or your price? They’ll go buy the one down the street.

The craziest part? People are still buying. Houston’s trailing 12-month sales have essentially returned to 2019 pre-pandemic levels.

The problem isn’t that nobody is buying.

It’s that sellers have WAY more competition.

Buyers: you may have more leverage right now than you’ve had in years.

Sellers: price it wrong or be unwilling to negotiate and this market will humble you quickly.

Welcome to the 2026 Houston housing market and likely to stay for several years to come…. 👀

When guys hold up their catch of the day - well this is mine😉 LEASED! In Memorial area for $12,800 monthly. Believe it or not, finding a property like this in the area, fully gated, with these amenities, on a 1/2 acre lot is extremely rare. Needless to say its everything my client had been searching for 💁‍♀️

Our old neighbor in Normandy moved out & is moving back 🥰 I always loved this neighborhood & will miss it! When you find a community that has great schools, amazing neighbors, and the BEST Halloweens & Christmas seasons‼️It is really hard to leave.

Do you know what happens when you terminate 2 days before closing? 🙃UGH I was so hoping this would be a double whammy but that is just the name of the game sometimes.

IMPORTANT: IF you do terminate a contract after you have been fully approved, final closing docs have gone out, but you decide not to move forward - You WILL be in the line of fire for defaulting and seller can come after you under the "specific performance" clause aka a potential Law Suit + lost earnest money. I will not go into details, but I do wish this buyer the best of luck 🙂

My other clients that did close - WOOHOO, they received $10,000 in closing costs from the seller as well as 26 PIERS installed on foundation with a lifetime warranty. THAT is a good deal!
