Things homeowners believe:

“My house is different.”

“The buyers will understand.”

“They’ll look past that.”

“The other homes aren’t really competition.”

After years in real estate, I’ve learned one thing:

Buyers don’t compare your home to your memories.

They compare it to every other home they can buy for the same money.

That’s why pricing a home is part math, part psychology, and part reality check.

Sometimes the hardest part of my job is helping people see their home through a stranger’s eyes.

A conversation I've been having a lot lately goes something like this:

Buyer: "Maybe we'll wait and see if rates come down."

The challenge with that strategy?

If rates drop significantly, millions of buyers who are currently sitting on the sidelines are likely to jump back into the market. More buyers usually means more competition, fewer concessions, and higher prices.

Sometimes the best opportunity isn't when rates are lowest.

It's when competition is.
