You just got your home inspection back, and the inspector flagged foundation movement. Your heart sinks. But here's what you need to know: not every foundation issue is a deal-killer—and Houston's clay soil means foundation movement is incredibly common in our market.
Slab cracks represent the most frequent foundation issue we encounter in Houston. These cracks develop when expansive clay soil creates uneven settling, especially during dry spells or heavy rain. The key question isn't whether your home has foundation movement—it's whether that movement is active, stable, or severe. A structural engineer's report can tell you the difference. Minor, stable cracks that aren't affecting doors, windows, or structural integrity? Often negotiable. Active movement causing doors to stick, floors to slope, or visible structural damage? That's when you need to seriously evaluate repair costs and whether the deal still makes sense.
Here's the framework: Get a structural engineer's assessment (not just the inspector's opinion). Understand the repair cost and timeline. Compare that cost to your offer price and the home's market value. If repairs are $5,000 and you're $20,000 under market, you might negotiate. If repairs are $30,000 and you're already at asking price, walking away might be the smarter move. This is where expert guidance matters—foundation issues are negotiable, but only if you understand what you're negotiating.
