Urgent Dacula real estate market update:

The Dacula market slowed with a 20.1% sales drop in this week's report. Overall sales numbers for the last 30 days remained above the monthly average (145.4) with 147 homes sold.

Within the same time frame, the 30024 zip code had 239 sales, the most of all zip codes in the area. There are four months of inventory remaining in the market, and that will likely remain the case as the median sales price rose to $260,000 this week.

For Sellers this information shows that the market has cooled and price and condition are key to getting homes sold.
From a Buyers perspective, a 4 month supply leans more towards a Buyers market and Sellers are getting anxious to sell which may mean they are willing to negotiate on price.

🏡Dacula, Georgia real estate market update: While home sales in the Dacula have been above average, in this week's report they slid 17.9% to 161 homes sold over the last 30 days.
📈Meanwhile, the 30024 (Suwanee) zip code reported 251 home sales, the highest number from all the surrounding zip codes.
Potential buyers should note that there are now four months of inventory available in Dacula and prices have come down. The median sales price dropped to $247,500.
