Myth #1: “A Mobile Home and a Manufactured Home Are the Same Thing.”

Not quite…and knowing the difference could save you time, money, and frustration.

Just recently, I received a call from an out-of-state family member preparing to sell a loved ones (LO) mobile home in a 55+ community in Brooksville.

Like many, they thought the next step was to clean it up, decide on a price, and put it on the market.

Instead, our first conversation had nothing to do with pricing.

My first question was:

“What year was the home built?”

That one answer changed the entire conversation.

Here’s why…

A mobile home was built before June 15, 1976.

A manufactured home was built on or after June 15, 1976, when federal HUD construction and safety standards took effect.

You might be thinking…

“Why does that matter?”

Because the age of the home may influence:

✔️ Financing options available to buyers

✔️ Insurance considerations

✔️ Buyer demand

✔️ Marketing strategy

✔️ Overall selling approach

Celebrating 🎉 five years as a Greater Hernando County Chamber of Commerce member. When I began this chapter as a small (real estate) business, I knew I needed to fully immerse and surround myself with local businesses; to build lasting relationships and connections; and find ways to serve.

I am ✨proud to be a chamber member for sure. I jumped into the Hernando Leadership program in 2023 and officially became a chamber ambassador the same year. I have served and volunteered in most Chamber events and 🇺🇸 annual fundraisers as well as welcome new members during Chamber monthly breakfasts. 🍳

Some of my favorite people are the chamber ambassadors, a group of talented, self-less, servant hearts. 💕 They lift me up, cheer me on, send silly texts and videos to me, make me laugh and always offer a smile and hug. 🫂

We moved to the panhandle of Florida in 2005. ☀️ Since then we have moved many times and purchased several properties.

I could never have imagined the life we would have lived or are living. Our boys 💙 were / are so resilient at such a young age when we moved from Northwest Georgia those many years ago at the tender ages of 12 and 8 years old.

As we walked 👣 on the beach last night at sunset in Dune Allen in Santa Rosa Beach, we were very quiet. I walked in the water. Lee sat in the sand.

Our hearts 💕 are so full. So many memories. So many questions. We still have the same feeling of excitement, anticipation and adventure as when we first moved to Florida 🍊 all those years (and hurricanes) ago. We know we need to enjoy more 🌅 and more importantly that we need to take the time to go to the waters edge. 🌊

We love Florida 🐊 and we especially love Florida on the Gulf. I think of Hwy 19 / 27 and 41 and of its significance in my life. Born in Sarasota, near Hwy 41. Growing up and living in Smyrna 🍑 on Hwy 41. Meeting Lee in college in Carrollton which is on Hwy 27 and eventually starting our family and building our first home in Cedartown just off Hwy 27. We have been traveling on Hwy 19 which becomes Hwy 27 the majority of our lives. 🗺️ And these intersections of Hwy 98 and Hwy 20 along the panhandle….
