The best leadership starts with listening.

Throughout my real estate career, I have believed that leadership is not about one person or one voice. It is about bringing people together, building consensus, and keeping those we serve at the center of every decision.

As WPHR moves forward as one association, I will continue asking one simple question:

What is really happening in the Pasco County housing market?

The median asking price is now $345,000, homes are spending about 70 days on the market, and 1,668 listings had a price reduction during August. The average 30-year mortgage rate is around 6.71%.

These numbers are for Pasco County as a whole, but we are seeing many of the same changes in Dade City and throughout East Pasco.

Buyers have more homes to choose from and may have opportunities to negotiate on price, closing costs or repairs.

For sellers, the first few weeks on the market are very important. Buyers are watching new listings closely, and starting too high can cause a home to be overlooked. Good preparation, realistic pricing and the right marketing plan can make a big difference.

Every home and every situation is different. If you are thinking about buying or selling, I would be glad to sit down with you, look at the local numbers and give you an honest opinion about your options.

I’m excited to officially announce that I am running for 2027 President-Elect of West Pasco Hernando REALTORS®.

For me, this campaign is about three things:

Unity. Collaboration. Common Sense.

We have brought together two associations with proud histories, strong leaders, and dedicated members. I believe our job now is to take the best of both, build on those strong foundations, and continue creating one association where every member feels represented and heard.

Throughout my years in leadership, I have learned that leadership isn’t about having all the answers. It’s about listening, bringing people together, seeking input, and finding common ground.

I believe every major decision we make as an association should begin with one simple question:

Does this benefit our members?

That will be my focus.

I want to be a President-Elect who listens to our members, works collaboratively with our leadership and staff, respects different perspectives, and helps bring people together around what is best for the entire association.

Should you sell now or wait?

Florida’s July housing numbers show that single-family home sales increased just over 5% from last year, available inventory declined nearly 13.5%, and the statewide median sale price reached $425,000.

Those numbers are encouraging, but they do not answer the most important question: What is right for you?

If you have owned your home for eight years or longer, your decision should be based on your home’s current value, available equity, insurance situation, future housing costs and what you want your next chapter to look like.

Maybe you are considering downsizing, retiring, moving closer to family or making a change because of another major life transition. Before making that decision, let’s sit down and look at the complete picture.

PASCO COUNTY MARKET UPDATE | AUGUST 2026

The market is moving more slowly, giving serious buyers additional negotiating power while requiring sellers to compete more carefully.

The latest single-family data shows:

🏠 819 closed sales — down 11.7% year over year
💰 $390,000 median sale price — up 0.8%
📈 4.3 months of supply — up 7.5%
📅 43 days to contract — approximately 10% longer
🏦 30-year mortgage rate: 6.65% as of August 20

What does this mean?

For sellers: Stable prices do not guarantee a quick sale. Accurate pricing, strong presentation and early activity reviews are essential.

For buyers: Slower sales may create opportunities to negotiate price, closing costs, repairs or a seller-funded rate buydown.

Development watch: Clay Hill is a proposed 550-acre luxury resort and residential community northeast of Dade City. Plans include approximately 50 estate homes and a 130-room resort. The project has not yet received the necessary approvals.

A 384-unit apartment community is also under construction near State Road 56 and Meadow Pointe Boulevard in Wesley Chapel, adding future housing capacity to the East Pasco corridor.
