Rain in Dallas?! We’ll take it. 🌧️🙌🏼

We haven’t seen meaningful rain in months, and while it may shift a construction schedule around, it’s not necessarily a bad thing.

A few things to know:
• Foundation pours may get pushed until conditions are right
• Rain during framing can actually help expose potential roof leaks
• Catching those issues before insulation + sheetrock = a GOOD thing
• A few rain days now can prevent much bigger problems later

Our foundation pour scheduled for early next week will likely move to later in the week—but in custom building, we work with the conditions, not against them.

Sometimes a little rain is exactly what a house needs.

Before you buy a property for your future custom home, look beyond the listing price:

• What can you actually build given the setbacks and other site restrictions?
• What will demolition, utilities, and site work cost?
• How do the property purchase price + full construction budget fit together?

A buyer’s market may give you more room to compare properties and negotiate, but it doesn’t automatically lower the cost of building. The right lot is the one that works for both the home you want and your total budget.

Such a cool experience bringing plans to life with 1to1 Plans ! 🏡✨

Being able to walk through a home at full scale with my clients before it’s built was incredibly helpful. It gave us a completely different perspective on the layout, room sizes, flow, and how the home will actually feel—things that can be so hard to visualize from a set of plans alone.

I loved getting to experience this alongside my clients and make thoughtful decisions together before construction begins.
