Your lot may be yours. But can you actually get to it?

A commercial development can look perfectly connected on paper until a restructuring changes who owns the parcel containing the main entrance.

In this case, an investor is moving from shared ownership in one lot to 100% ownership of an adjacent parcel. The problem? The primary driveway to the public road sits on the neighboring lot.

Without a recorded access easement, the newly owned parcel could be left without documented access.

So what can be done?

A right-of-way easement is one potential solution. Depending on the circumstances, that may involve negotiating an easement with the neighboring landowner or working with the appropriate county authorities.

The bigger takeaway: access should be addressed before ownership is restructured, not after.

A lower bid doesn’t always mean a lower project cost.

When evaluating General Contractor bids, it’s easy to jump straight to the number at the bottom.

But two bids that look similar on price can represent completely different scopes, assumptions, and levels of risk.

Before choosing a GC, look deeper:

→ Compare scope, not just totals.
Make sure every contractor is pricing the same drawings, specifications, and responsibilities.

→ Look closely at exclusions.
What’s missing from a bid can matter just as much as what’s included.

→ Review allowances carefully.
An unrealistically low allowance may make the initial bid attractive, only to create additional costs later.

→ Understand the schedule.
A cheaper bid with a significantly longer timeline can carry its own costs through financing, carrying expenses, and delayed occupancy.

→ Evaluate the GC behind the number.
Relevant project experience, subcontractor relationships, communication, financial stability, and change-order history all matter.

→ Ask questions when numbers don’t align.
If one contractor is substantially lower than everyone else, understand why before treating it as a win.

The goal of bidding isn’t simply to find the lowest number.

It’s to find the contractor who provides the clearest scope, realistic pricing, manageable risk, and the best overall value for the project.

Because the best bid isn’t always the cheapest one.

Sometimes, it’s the one with the fewest surprises.
