Before I became a full-time Realtor, I helped manage around 1,000 rental units.

I saw people leave homes they loved because, at the end of the day, the property belonged to someone else. That stayed with me.

I wanted to help people get to the other side of that. To find a place that was actually theirs. 🏡

And everything I learned managing rentals, from maintenance issues to what can become an expensive problem later, now helps me look at homes differently for my buyers.

El dinero regalado sí puede ayudarte con la compra, pero el prestamista puede pedir documentación para comprobar de dónde vino y cómo llegó a tu cuenta.

Un depósito grande sin la documentación correcta puede crear preguntas y retrasos innecesarios.

Primero pregunta. Después transfiere.

Same price. Same square footage. Two very different tax bills.

The reason is a line item most buyers scroll straight past.

A MUD is its own taxing entity that funds water, sewer and drainage where the city doesn't. It's charged against your appraised value, so it moves when your appraisal moves.

A PID isn't a tax at all. It's an assessment for things like landscaping, sidewalks and lighting, usually set per lot by formula, so it stays flat no matter what your home appraises for.

Neither one is a reason to walk away. Both are a reason to run the real monthly number before you fall in love with the house.

Sellers, not every upgrade is worth the money before you list. 🏡

Two letters. One of them just cost you the house.

Pre-qualified is based on what you told them. Nobody checked anything.

Pre-approved means someone actually reviewed your income, credit, bank statements and debts.

Two offers come in at the same price. The listing agent calls both lenders. One says "he filled out our online application." The other says "I've reviewed her credit, income and assets."

The seller takes the one least likely to fall apart. The buyer who lost never finds out why.

Ask your lender which boxes are actually checked, before you tour anything.
