💥 is shouting that my listing in Lewisville is SOLD! 💥

This firecracker 🧨 hit the market the July 4th weekend and under contract on Day 2! BUT in this market, you have to expect the unexpected .... the buyer terminated after a couple of days, due to their camper not fitting in the gate 🤦🏻‍♀️ by the time we signed the release, I already had another full price offer in hand, THIS was their buyer! 🙌🏻This buyer was devastated that they waited too long and missed out because they thought "it's a buyers market, we have time", not every home falls into that category....it was a HOT property! So when it came back available, they jumped on it, and we lost NO traction!

Megan and Stephen called me out last year to do a pre-list appointment, I gave them a list of marching orders to be market ready - it was a stark contrast from their current decor (which was AWESOME!) - telling an artist to "tone it down" is bold, I'm surprised she still talked to me 😂 They did everything and more! Paint, finished updates, and de-cluttered! The response they got to their hard work, made it all worth it!

I wish I would have gotten to know them, years ago! Every visit we spent little time talking real estate and more time talking everything else 🥰

They came to me as a referral, from their parents (also a referral) whom hold a special place in my heart! Thank you friends for trusting me with your family!

Texas will miss you guys but I know you will make the MOST out of your new adventure! Thank you for letting me be part of this journey! 🥰

🏡✨ WHEN ONE CLOSING TURNS INTO A WHOLE FAMILY REUNION! ✨🏡

First, I had the honor of helping her son and his family build their beautiful home in Burleson. They loved it so much they convinced Mom to move here, too! (All in less than a year)

So, Cheryl packed up and uprooted all the way from Lubbock—bringing her own Mom and Uncle along, and settled into their own new place—all to live just a few houses down from her precious 4-year old twin grandkids! 💕

Being part of this "built from the ground up" journey was heartwarming. I loved watching her handpick every beautiful detail to make this new build entirely her own. Getting to help a family plant deep roots, watch their vision come to life, and then help bring the generations back together, isn't just real estate—that’s a true blessing.

Thank you, Roberson family, for trusting me with such an incredibly special chapter. Welcome home, Cheryl! It's about to be filled with love and laughter! 🥂✨

My first time home buyer signed his docs on Thursday, and has officially CLOSED & FUNDED today!! 🥳🥳🥳

Color me impressed - my super sweet client set himself up to do what most 20-something's AREN'T doing .... buying a home! And let me tell you, he picked a beauty (my first home looked nothing like this, LOL)! I couldn't be happier for him! He knew the moment he walked in, that was it. With a HUGE kitchen sitting at the center of it, the others we saw that day, couldn't compete! Way to go, Declan ... I'm so blessed to have been a part of this milestone!

Major props to our lender on this transaction, Michael DeBacker, for your unwavering dedication and hard work, we couldn't have done it without you ... I-O-U, BIG!

To my special friends, Jon and Shannon ... you guys are AMAZING for all the support you give your son, and THANK YOU for trusting me to walk this journey with him! 💕

loves ..... "When the unexpected turns out to be amazing"!

My friend didn't even WANT to look at this home, actually she wasn't excited about seeing any of the 8 houses we had lined up that morning. 😬

Initially she wanted to be in a different community, but for some reason, those doors were just not meant to be opened by her.

Why didn't she want to see this house? She wasn't connecting with the pictures on the internet, LOL! (Yep, it happens😉)

The moment we rolled up to this home .... WOW! It didn't look the same as online...it was beautiful, inviting, and had the warmest HOME feeling when we stepped inside. It aligned to her kids current schools, they have friends in the neighborhood, it has a GREAT backyard and patio, everything FIT! Bring on the smiles and planning of every space, I knew I was about to be busy writing an offer. There were 4 more houses to still see, we only saw 2. 🥰

We submitted the offer that afternoon, negotiated into the evening, and everything fell into place. What's even crazier is the seller and Amber both have ties to Terrell, use the same (smaller) bank and they all have the same initials 😂 yes I'm one of those, "It's a sign" people!

So that's a wrap .... it's a done banana 🍌 and today she officially bought a home!!

As the saying goes, seasons change - and today we closed the door on a chapter! My listing in Woodbridge (Sachse), is officially SOLD! 💥

She was feeling a little bitter-sweet this morning, but we still acted crazy at the closing table.... she's ready! 👍🏻

Four years ago, we were celebrating Amber, buying this beautiful home. It became a sanctuary during a really hard season, and watching you navigate it all with so much grace has been nothing short of inspiring! ☺️

This market required some serious patience 😬 but we held out for the right moment - and nailed it!
