One of the first questions sellers ask me is: “What do I need to fix before we list?”

And the answer isn’t always “everything.”

Sometimes repairs are absolutely worth making. Other times a few thoughtful updates can change the way buyers experience a home. And sometimes the smartest move is to leave something alone and account for it in the pricing and positioning.

The goal isn’t to spend as much money as possible getting a home ready for market. It’s to figure out where your money will actually make a difference.

That’s where strategy and a good eye for design matter.

Before I recommend that a seller replace, renovate or repair something, I’m looking at the bigger picture: the condition of the home, competing inventory, likely buyer expectations and whether that investment has a reasonable chance of coming back to you.

Because getting a home ready to sell isn’t about making it perfect.

It’s about making the right decisions before it hits the market.

Two very different appointments. One very full day…

Yesterday morning I started the day walking a new design client’s space, taking measurements and talking through the vision.

Then I switched gears and headed to a buyer walkthrough for a closing next week.

I’ve never fit neatly into one real estate “box” - I love beautiful homes. I love design. I love strategy. I love complicated transactions and figuring out how to get from here to what’s next.
