Remember 2021?
You'd find a home you loved, submit an offer the same day, skip the inspection to stay competitive, and still lose to someone who paid $30K over asking in cash.
Inventory across DFW was razor thin. Every listing felt like a last chance. The pressure was relentless.
That era is over.
Here's what July 2026 actually looks like in North Dallas and the Metroplex:
π 4.4β4.7 months of housing supply. We are officially in buyer-favorable territory
π
Median 51 days to pending across the metro (Dallas proper: ~40 days)
π° Median sale price holding at ~$400,000; values stable, not collapsing
βοΈ Up to 46% of active listings have had at least one price reduction
π΅ Average price cut: $12,500β$15,000 off original list
π Mortgage rates at 6.49%, with sellers offering buydowns to bridge the gap
If you've been sitting on the sidelines since the frenzy, waiting for the market to give buyers a real chance, this is that moment.
Inspection contingencies. Price reductions. Rate buydowns. Seller concessions. Nearly two months of average market time. Things that were nearly impossible to ask for three years ago are standard across most of DFW right now.
I'm not saying it's perfect. I'm saying it's the best window buyers have seen in years.
