Does anyone else feel like buying a home in DFW right now is impossible? 🏡

You’re not crazy, and you’re not behind. Here’s what I’m seeing in the Dallas-Fort Worth housing market this fall:

→ DFW homes are sitting on the market for 53 days
→ Price per square foot is down $3, about $6,600 off a 2,200 sq ft home
→ A seller-paid buydown can save you $451 to $658 a month
→ Sellers are negotiating again, so buyers finally get to ask for things

September through October is the best time to buy a home in DFW. Fewer buyers are out looking, and sellers who held out for summer prices are ready to talk.

My fall buyer plan has 3 moves: target homes that have been sitting 45+ days, ask the seller to pay to buy your rate down, and save the price cut for your second ask.

And here’s my designer secret: the homes that sit the longest usually just need paint and new lights. Most buyers walk right past them. I see what they’ll become.

Mortgage rates crossed 7% this week for the first time in over a year, and my DMs are full of one question: “Should we wait?”

Here’s the short version: The Fed doesn’t set your mortgage rate. The 10-year Treasury does.
 DFW buyers went from 6.76% to 7.03% in two weeks. On a $400,000 loan, that’s about $72 a month.
 Waiting for a “better” rate can cost you more than that.
You can refinance a rate later. You can’t change what you paid for the house.
