During exploratory demo around this window assembly, we uncovered extensive hidden moisture damage, deteriorated sheathing, compromised framing conditions, and evidence of long-term intrusion behind the wall system. What appeared minor from the surface turned into a much larger building envelope issue once opened up.

This is exactly why proper investigation matters.

A cosmetic patch may temporarily hide symptoms, but it does nothing to address:

Most people never see what’s hiding behind the finish materials.

This is what happens when long-term water intrusion goes unchecked.

What started as an exterior investigation quickly exposed severe structural deterioration throughout the framing system — including completely rotted structural members, deteriorated support posts, compromised beam connections, and extensive hidden moisture damage all the way down to the base framing and anchoring points.

In several areas, the wood had deteriorated to the point it could literally be pulled apart by hand.

These are the kinds of issues that often remain hidden for years behind stucco, siding, trim, and paint until failure becomes unavoidable.

Water intrusion is one of the most overlooked — and most destructive — issues in multifamily construction.

What looks like a “simple landing” on the surface can quickly turn into structural damage beneath:

This breezeway was failing from the inside out—water intrusion, breakdown, termites, the kind of stuff that keeps coming back if you don’t fix it right.

So we took it all the way down, rebuilt the system properly, installed a full weather barrier, wrapped it tight with lath, and now we’re bringing it back with natural stone.

Not just to make it look good—

We took this from a rotted, termite-damaged, failing structure — and built it back solid.

Everything rebuilt the right way: corrected framing, properly tied in, and fully sheathed to restore structural integrity.

Now it’s ready for the next phase:
• House wrap
• Metal lath
• Stucco
• Stone finish

This is the work that matters — fixing the problem at the core, not just covering it up.

Currently underway: interior breezeway drywall repairs and repainting across three floors.

High-traffic areas like breezeways take constant wear—impact damage, surface deterioration, and inconsistent finishes over time. Bringing them back to a clean, uniform condition takes more than just paint—it starts with proper prep and repair.

Scope in progress:
• Drywall patching and repair of damaged areas
• Skim coating to create a smooth, even surface
• Texture matching to blend with existing finishes
• Full repaint of walls and ceilings across all levels

The focus is on delivering a consistent, durable finish that can handle daily traffic while improving the overall look of the property.

We’ll share final results soon.
