The reality is interest rates are high and they didn’t come down the way most entry level buyers truly needed. So how do you get around that??

You shop smart!
1. If you can afford an extra 10-15 mins on your commute..shop further out to get more home for less money.
2. Take advantage of buydown opportunities.
3. Look into renovation loans for the purchase and build out your dream home.
4. Look for homes that have been sitting or say “motivated seller”. Those people are a little more flexible with pricing and covering costs.
5. Buy the base model of the home and purchase your own upgrades when you have the extra money and on your time. It’s most likely going to be cheaper anyway!
6. Buy the 3 bdrm with the office and change the doors to make it a bedroom so now it’s a 4 bedroom/nursery that you need.
7. Watch a few DIY videos and put in some of your own upgrades. Many of them are easier that you think!
8. Use a renovation loan on a 2 bedroom home and build a 3rd bedroom.
9. Work with your agent to find cities in your area that have lower taxes.
10. Buy outside of an HOA area and avoid additional MUD/PID taxes.

These are just a few options. Keep an open mind and you can win in our current market. Nothing can stop you when you remember why you are doing this!

Youve got to be really careful as a senior who is moving. The scams are top notch and beyond what you can believe.
If your parents or grandparents are moving, offer to pair them with a realtor who can guide them thru the process. Also, getting access to all calls is critical to help them through the process.

Ive seen seniors targeted for their closing costs and even selling their home in a random contract with someone stopping by the house who “needed their signature for a package delivery”. When in reality they signed away rights to their home.

Having your dream home in a neighborhood you don’t like, away from your church family, and where you can’t get grocery delivery can turn your dream home into an overnight nightmare quickly!

So make a list…(write the vision and make it PLAIN!)
Decide what has to be in this home and around the home.

Quick Access to your gym?
In neighborhood grocery store?
In neighborhood schools?
A large pantry or room to expand the pantry?
At least 0.35 acres?

Spell it out! And make sure you think through and discuss how to manage any projects or changes to your dream home.
