My buyers are officially under contract, and we’re building their next home from the ground up!

We’ve found the right floor plan and secured the lot they wanted. Next comes the fun part: choosing the finishes and watching it all come together.

Estimated completion: April 2027. I can’t wait to hand them the keys!

Your agent can negotiate you MORE money and still cost you thousands.

Seller concessions are not just about how much a seller is willing to give. They’re about how much your loan actually allows you to USE.

On this deal, a quick call to the lender completely changed our negotiation strategy. Instead of chasing the biggest credit possible and potentially leaving thousands on the table, we structured the deal around what created the most actual value for my buyers.

Maximum allowed does not always mean maximum usable.

9903 Lakemont was one of them. It wasn’t just a listing. It was a home that two people poured their hearts into. Every cabinet, every tile, every plant in that backyard was chosen with intention and love. Walking through it never got old.

Imagine paying your agent to sell your home, while another buyer’s agent is calling and texting for three days with no response.

That’s exactly what happened here.

By the time I finally learned the home had gone under contract, my buyers never even had the opportunity to submit an offer. Maybe their offer would have been higher. Maybe it would have created a multiple-offer situation. Either way, the seller lost leverage.

Real estate is such a personal business. I get to be part of huge life decisions, new chapters, exciting beginnings, stressful moments, negotiations, celebrations and everything in between. The trust my clients place in me is something I never take lightly.
